What I hear from sellers is often the same comment that I hear from buyers.  "I (we) don't need to."  That is often very true.  Sellers, when listing their home, frequently state that if the price is right they will sell their house...they will not give it away.  They do not need to sell.  If it sells this year fine.  If not, they'll put it back on the market next year. 

Now, buyers frequently say that if the price is right they will buy.  However, they do not need to buy.  If they find what they like at the price they want to pay they will buy this year.  If not they will come back next year and look again.  Or the year after, or the year after that.

Well, both the SELLERS and the BUYERS are often exactly right.  Soon after I began selling real estate at Lake Anna it became very apparent to me that this is a "want to" not a "need to" market.  Having worked in the Northern Virginia market previously I saw a distinct difference.  Some of the buyers/sellers in the Northern Virginia area were looking to buy up or to moving down but the vast majority of my clients were people relocating in or out of the area.  That meant decisions had to be made within a certain time frame.  Not so here at Lake Anna. 

It is a good thing to keep in mind when buying or selling...the other party to the negotiation is probably in a similar position to you.  They have a fair amount of flexibility when it comes to making the sale or purchase.  It adds an additional challenge to being a REALTOR here at Lake Anna.   You have to have the patience and understanding to work within the WANT TO BUT DON'T NEED TO mind set.  

HOWEVER, the market in many places is becoming very similar to the one here.  There is a reluctance on the part of many buyers to make that commitment.  They have to be very convinced that NOW is the RIGHT TIME TO BUY and the PRICE is the RIGHT PRICE.  Sellers and agent have to be very diligent in pricing competitively.  Sellers, on the other hand, have to be convinced that they are NOT GIVING AWAY THEIR HOME

The role of the agent has become  even more vital in this market.  It is incumbent upon all parties to recognize that this remains an excellent time to buy and sell.  Many sellers will continue to receive a very good return on their investment and buyers have so many more properties to choose from compared to the limited inventory just a short time ago.

NOW REALLY IS THE TIME TO BUY OR SELL.  MAKE THE RIGHT DECISION AND MOVE FORWARD.

KATHLEEN:  I think that if you NEED to buy or sell, then it is always a good time.  Too many people have started treating a home like a stock, and want to time the market.  This is fine for those that are in the WANT to category, although, as you said, it makes it more difficult for agents.  Finding the motivation is key.
