Sales of lots and land in the Jasper Georgia community of Bent Tree mirror the overall broader trend in real estate sales in many places -- showing a 30% decline over lot sales from the same period in the previous year (2006), but which is still better than Bent Tree land sales the year before that (2005).

Average lot sale price is up notably over prior year, but again, actually approaching closer to 2005 numbers.  Average days on market (DOM) has remained fairly consistent throughout all time frames (ranging from 135 - 140 DOM).

As with other numbers, average sale price to list price ratio for 2005 & 2007 -- at 84.4% & 86.5% respectively --track closer than those for 2006, which stood at a much lower 80.8%, despite more sales.  The fact that these averages are all well below 10% off the listed price, offers a hint that active listings are frequently overpriced . . . or perhaps that Bent Tree sellers are just very agreeable?

Drawing on the current sales and listing numbers, it appears that inventory stands at more than five-and-a-half years (67 months), that would be needed to dispose of all land for sale.  However, six-month and three-month data also suggests a possible further slowdown in sales, with only a few closed transactions, at a lower average sale price and longer DOM, during this recent period.  

Will monitor this trend to see if it is just temporary, or indicative of something larger . . .
