This is the most exciting month of the year to almost everyone. This is the time the kids are out of school with a special holiday right smack in the middle of the time off, and it promises to bring gifts to everyone -- even in these bad economy times, there will be gifts, laughter, smiles, tears of joy, sharing and caring that you don't especially see all the rest of the year!!!! Relatives will be visiting and joy will be everywhere. But here you are hoping and praying that your home will sell before the festive days arrive.
I am sure the best gift you can get at a time like this is the "for sale" sign turn to "Pending" or better yet "SOLD". In past years, it's been difficult to sell a home during the winter months. It's an extremely busy time of year, any an expensive one at that. However, selling your home during the holiday season doesn't have to be hard.
Now wouldn't that be sweet of Santa-- to bring you a ready, willing and able buyer! Wouldn't it be sweet if your house was at least in pending status before the "big day". So what can you do to help in the selling of your home? What can you and family do together and what can you do to help your agent out with the sell?
Santa Claus tip: BE PREPARED!
Here are few tips to help you get this successful sale on its way to your home - these tips work for both regular sales and Short Sale properties:
1. Clean it up! You will find that general house cleaning helps more than you can imagine. To some this is first nature, but to some it is not something that they think about.
2. Put out a few Christmas decorations (not too much) just a little to show the potential buyers how this cute home can be dressed up for the holidays. Spruce up the front door with a wreath and a holiday welcome mat. Decorate the outside of the house with a few holiday lights. You can also put candles in your windows. However, remember to decorate tastefully; a little goes a long way when it comes to decorating.
3. Give your home that warm, welcome feeling. Keep the house warm and toasty. It will be much appreciated by visitors during these cold months. Light your fireplace (if you have one) to create a cozy feeling. But be careful not to overwhelm potential buyers. They need to see beyond these decorations that will only stay up one month of the year.
4. Clean up the yard, get the leaves under control, debris and other objects out of the front and back yard. Give it some landscape love!
5. Let your agent know what days are best for showing and which ones you will be having guests over and do not wish to have buyers strolling through your home!
Going above and beyond --- could boost the interest!
Some say just a nicely warm and fuzzy home is all you need, add some curb appeal and since it is in a good location, you're way ahead.... then

If you are not into baking and still want to give the "feel" -- someone else suggested putting a few drops of vanilla in the oven and turning it on for a few minutes until it warms up and there you have the "feel" of baked goods. Put the holiday spirit out there for the potential buyers.

Great post. If you give the feeling of baking by using vanilla , I would still put out some really good cookies on the table to share with prospects.
