Finally an easy to understand simplified chart to explain the current Real Estate Market.  This simplified version is a MUST HAVE item for every Real Estate professional.  Regardless of where you are from or what language you speak, this chart will simplify the process of explaining to the average person, what the Real Estate Market is doing.

Photo One (Upper left hand corner): The market was hot...now it is cold

Photo Two (Center top row):  We have no idea when it will improve or how long it will take to get your property sold.

Photo Three (Upper right hand Corner): The Price I am about to give you will cause a spike in your blood pressure

Photo Four: (Second row left) Yes I know it has X # of bedrooms, X # of bathrooms and a great kitchen

Photo Five- (Second Row right) Yes the market today is NOT was it was yesterday

Photo Six (No buyers are not running to grab the bargains

Photo seven: Thinking it is worth that price does not make it so.

Photo Eight:  Yes I understand the price you paid was too much.

Photo Nine: I realize the short sale will leave you out in the cold

Photo ten: Yes, Over the past 12 months the market has gotten progressively worse.

Photo Eleven:  Reducing your debt will lighten you load.

This illlustration handles basic objections and possible answers Realtors can use to explain the current Real Estate Market to their customers. It is intended to be humerous, evoke a smile, and above all should not taken seriously even with 2 aspirin. 

We know the Market is cause aches and pains for our customers and ourselves, but how we approach it may ease the stress and tension and reduce the anxiety level many Real Estate professinals are currently experiencing.

This came about when trying to explain to a physician his investment properties were not worth what he thought, nor are they worth what the last guy told him six months ago.  Don't worry, he will get a second opinion! 

The Market will eventually get better.

A sense of humor is critical when dealing with "uncharted" territory as is the case with this market.  Until "conditions" stabilize, the best you can do is handle the symptoms with a cheerful bedside manner and keep a positive outlook.    There is no magic bullet, there is only the test of time to see how this will eventually play out.

WOw Allison, Its amazing how it seems to be coming from all sides now....tell your sellers to either lower thier prices or withdraw from the market...The market has been cahnging, up and down for all time...Now we know what some of the drawings on the cave walls meant!!!

I love the warp in your sense of humor!  I recently had a potential seller tell me "you can't make me sell it for less than xxx but by the way it has to be gone in the next 3 months because I have a job transfer out of state and my company doesn't help with that"

I think I'll share your insight with the seller.

You need to get a "Satisfaction of Mortgage"  signed by the previous owner, and file it with the County the property is located in.

A Real Estate Attorney could be helpful in this matter- or you could check with a Title Company as well.
