Train wreck already happened, I believe we are in recovery mode for the next 12 to 18 months. At least in SW Florida. At least in my opinion. .... Now is the time for the buyer to take advantage of the great prices on the wrecked merchandise.

Marsha-

Now that was a lot of work-- and the real estate market seems like a walk in the park compared to getting steam rolled by the lego freight train--  i like the follow up comment from florida-- it may be some time before the real estate business is considered a growth business again, but with lower rates and prices, the bottoming process is more likely to be v shaped and not saucer shaped-- fasten up it might be a downhill ride once we clear the tunnel.

I'm not sure I would consider it a train wreck at all! Yes, some sellers are having problems, but that just creates an opportunity for buyers and investors. It is like a scale when it leans to far one way it will readjust and bring things back to even.

This is just an opportunity for someone else and in a few years it will be sellers turn again.

Sean:  You are right  -- there are plenty of opportunities in this market where everything is on 'sale'.

Lania & Douglas:  My teenage son makes fabulous stop-motion videos in his spare time.  I hope the real estate ride never gets quite this wild!

Todd:  The readjustment is in process -- and it's not very comfortable until we reach equilibrium.  Even the equilibrium will slowly shift back in the other direction as you pointed out.  Whatever market we're in, buyers or sellers, is a state that won't last long.
