Aloha my friends!

I wanted to give you a taste of "Condo Living in Kailua". Why do I call it "The Snow Bird Way"? Well, we have visitors that are either partially retired, or just plain old well off in life that visit our islands on a regular basis. Who wants to live in sleet and snow? So, these "Snow Birds" have the best of both worlds where they keep their homes where they might have raised their children etc. and just when it gets below their climate comfort zone, they wisp away in the friendly skies to Hawaii for 4-6 months.

The most convenient way to do this is to own a condo or townhome. The upkeep of condominiums are minimal, the resort like amenities are right at your fingertips, and at any time all you have to do is lock your door and take off! So here is a little information for all you investors and "Snow Birds" to chew on.

Condo Living In Kailua is WONDERFUL! Most are only blocks away from the most beautiful beach in the world as noted many times over. The amenities do vary from one building to another, and of course the price will vary depending on what there is to offer. Most Condominiums and Townhomes have pools, saunas, tennis courts, a resident manager, security patrol, club house or recreation rooms. Some only have the bare minumum which give more affordable maintenance fees.

There are about a dozen complex's of this sort that range in price anywhere from $250k to $750k. Based on what's been sold recently, the median price range is around $450k. The maintenance fees range from around $300 to $1075 per month depending on the location, size of the property to maintain, and the amenities.

I took a client to preview several of these active listings yesterday. This is one of the units we previewed. I present to you a lovely listing posted by Coldwell Banker Pacific Properties in a building called "Windward Passage". Windward Passage is only one of three complexes that have ocean views available in Kailua. It is listed at $562,000. It's current monthly maintenance fees are $512 a month.
