The term Procurring Cause refers to the agent who is able to secure a property for a buyer from start to finish of a transaction. There has been a great deal written on procurring cause and all seem to end with, he/she who writes the contract wins! When we feel we have been wronged by doing all of the work and not getting the commission, then we scream Procurring cause!
I have another twist. I had an agent call for showing instructions on a listed property. She was given the showing instructions and called back the next day to see if i could meet her at the house. I asked her if she was a Realtor and she said yes and when I asked her if she had a lockbox key, she said that it wasn't working properly. She also asked me the address of the property again. This was sounding all too fishy. I again confirmed that she was an agent and finally agreed to meet her at the house. The house is listed at $550,000 in a gated community. I met her and her customer at the house and showed both of them the house. He asked me if I had any other houses and added his criteria along with the fact he could go up to a million. I really felt like he wasn't being served properly.
Subsequently I did check to see that she was licensed and I was given a flimsy home made card. The reality is that in order to sell the house, it has to be shown and this agent had the buyer. It would be nice to have some code with the buyer in order to show them how a real professional works!
