LOL...

I'm writing this during Floor Call Duty.

I've done floor calls about 8 times now... and I haven't gotten one call during my time slot. The phone hasn't rang once. It doesn't matter what day or what time- the phone doesn't ring for me.

I've spent my floor time trying to get my Music Store to work on my new phone, copying loan documents for a client, price changes and trying to contact Option One for a short sale. At least it gives me time to play catch up.

Oh, and I get to blog and try to beat my office buddy, JImmy. We're racing in points to keep each other motivated, blogging and active on this site. =) I was winning all weekend, and he just walked by telling me he wrote some more blogs...

Luckily, my craigslist ads were hit 4 times this weekend. I didn't sell any of my listings, but I have two potential new renters and one interested in one of my listings.

I may not be attracting callers, but I sure am attracting internet attention...

Anyway, what times/days seem to work the best for you?

Hi Maria, I don't do floor duty. I think it's a waste of time when you can be more productive during that hour or 2 of floor duty when you could be out meeting people face to face. I've never really gotten anything worthwhile from it.

I took the month off of floor duty and model house duty because I rarely received a call during floor duty or sitting in the model house.  It is hit and miss and I seemed to be in the miss group lately.  It does seem like Mondays and Fridays are better than the other days though.

I have never got a good lead from call ins at the office.  Open House yes.  Office time is catch up for all of us.

Floor time is hit or miss but I can attribute 3 closings to it for this year.

Hello Maria,

I personally enjoy floor time ... I get a lot done while I'm there and if I get a few calls well great; but I don't really expect much in regards to leads coming to "me" via that route.

While I'm there I am the one making the phone calls; I call EVERYONE in my sphere at least every 2 weeks just to "Chit-Chat" and see if they've heard anything I'd be interested in. I use floor time as a way to market myself without any interuptions or using up my gas :).

Try to look at it as "Production Time" vs. lead time. Be productive ... blogging is great but you also want to reach out and TOUCH people you know: Send Emails, Make Phone Calls, Print Out some Flyers that you can take with you the next time you go shopping (Tack them on boards where you can, set them in restrooms and ask your family and friends to take them to where they work and put some in their breakrooms etc...) and go over your office listing inventory (1000 times and you'll still pick up things you didn't notice before) - study your street maps, do MLS Statistics and print them out ... you can attach your business card to them and do some Door-To-Door in the zipcode you used when you aren't on floor time (prepare your marketing pieces while you ARE on floor time).

I don't see floor time as a "Waste of Time"; not if you use it in a productive manner.

In the best of times floor duty can be good or bad depending on factors such as weather, sports events or emergencies - none of which you control.  In a slow market floor duty is probably nothing more than being the answerinfg service on those occasions when someone is calling for another agent in your office - no calls tells you what kind of market we are in right now,  Karen Kruschka  www.e-virginiarealestate.com

Ha ha, I can relate......Have you noticed how some (usually the same people) get the up calls most of the time they are on the floor?   Can't figure it out!! I'm not new to the RE game but it would seem to me that the law of averages would apply some time>

I agree.  Floor can be great or it can be dead but I always try to do it at-least once a week.  It gives you a chance to really do alot of work like update your customers, study your market, and do alot of things you would not find time to do unless you had to sit there.

Our office doesn't do floor time. There has never been a reason to justify it and I can attest to that as I was a receptionist/secretary long before being licensed. They maybe got three floor calls a year. However, I think that floor time would be great incentive to get my behind into the office and do some things there. Working primarily out of my house it would be good to see more of the office.

I have been named the Queen of Call Time, even given an award at the KW Christmas party. I take every opportunity that I can! I have had 1 listing ( which sold) and about 4 other that were buyers that sold. The phone does not ring that much right now, and I really have not gotten anything lately, but I do make good use of my time in the office. I might be helping out a new agent, or following up with my spere of influence. I do something then when I leave I go out and try to get new business. I guess it just depend on what you are looking for. It's an opportunity if you want to see it that way, but you have to be doing everything else to make it happen.
