Hi everyone I am a real estate agent out of Thermopolis Wy, and I have a couple listings that I know the buyer will not be coming from our small community.  So with that said I am looking for ways to market the property to the masses.  We have a web-site, I have it listed on loopnet.com and have been emailing real-estate office all over Wy, Co, Ca.  Any suggestions would be greatly appreciated Thanks Activerain community.

Active Rain has good response to advertised listings; however, it will be a test to see how much action you get in WY.

Craigslist.com is awesome.

Also,

Use an E-Flyer service to market the property, via email, to all REALTORS in your area and surrounding areas.

What makes you believe that the buyers of your listings won't come from the local community?  What are the major reasons why people in Thermopolis are there, like being there, and would want to stay there?  Once you have those nailed down clearly, post the opportunity to buy on Craigslist and other online venues in communities that would "want" those things but not necessarily be able to have them where they're at now.  If zero traffic and a 'never lock your doors at night' lifestyle is what you have, post for people in places that DON'T have it and would be open to escaping their current situation in search of a better place!

Do you use Postlets?  Go to www.postlets.com.  This site feeds the listing information out to many other website such as backpage, craigslist, googlebase and many more.  Look there for the full list.  It is an easy way to get a great listing flyer that is sent around the web for you.

Try "Homes & Land" it's a real estate Magazine. Contact them see what it cost and submit a picture and info. We advertise our properties in it and get calls from out of state all the time.

You can advertise on Google Adwords, a very effective pay-per-click on line advertising tool, and choose keywords for your area, avoid general keywords like "real estate", try "YOUR CITY NAME real estate" and "Homes in YOUR CITY NAME". You can post listings on Trulia and Zillow. If you're tech savvy you can film yourself doing a showing of the houses and post them on YouTube.com. You can make accounts on Facebook and Myspace, and add the listings to the marketplace sections on those sites. To name a few things. :)

Good suggestions. Postlets is a wonderful way to get people. However be careful, many people from Craig's List are investors and will not work with an agent under any circumstance.

I too suggest Postlets.com - it is awesome and gets you out to like 8 other search engines.  Promote the listing on as many search engines as possible.  Create a nice flyer that you can email to agents in and outside your area (one that is in the body of your email, not one they have to click on to open).  Create postcards to send out to the property area neighbors and let them help you find their new neighbor.

Chris, go to Point2nls.com.  Sign up and get your listings everywhere.  You can also use propbot.com.  Whatever you do, go to www.habitatboom.com and post your homes there.  I am confident that the mash up sites will be the next wave.  They're free, they're easy, and they are open to the public.

i REALLY ENJOYED READING SOME OF THE RESPONSES TO THE QUESTIONS OTHERS HAD. I HAVE JUST STARTED WORKING AT A COMMUNITY PROPERTY THAT HAS AROUND 200 OR SO UNITS. THERE ARE  SOME VACANTCIES AND I NEED SOME FRESH IDEAS TO LEASE THEM. I AM ALSO NEW TO THE AREA BUT HAVE BEEN IN THE BUSINESS FOR 5 YEARS.

I would blog, use craigslist, use zillow, use trulia, and any other site you can use for a national presence.  If you have access to Realtor.com, that would be a great avenue also.

Wow,   Look at you guys I think you all show the power of AR and Localism This post was originally posted on     12/27/2006  and yet here we are a year later stilling getting Ideas I love it,   I have used all but harmonhomes.com  I will Check that out Localism and Active rain have brought me 4 new clients from out of state in the last month, now no one has bought yet they are all slated to buy this spring/summer but that is more calls then any other page has brought me.  Thanks all and keep the Ideas running............
