 For what prey tell? To have your blog recognized by consumers and engaged to be of service to those same consumers. Rich Jacobson wrote an excellent and very interesting post " The Art of Engagement" and one that I took a shot at answering with a comment. It is really a thought provoking post.

Are you waiting and hoping that consumers will find you? Allow me to ask you a question and perhaps your answer will be all telling. Do you remember once seeing a movie that was so good, you couldn't wait to call someone to recommend they see it? Remember? Do you have that same excitement about what you write? If so, who are you calling or writing to tell about it?

Google rankings aside, why not promote your own self and what you have say? I remember reading somewhere, probably here on ActiveRain that consumers are driven to the internet and they mostly want to see property,not a bunch of cute and cleaver websites that begin to all look alike after a while. Do you think property information is all they want to know about? If it is true, then they don't care about our blogs and our sites or anything else we have to say. Thankfully, I don't believe that, well at least not the way I phrased it, anyway.

Let's go back to that movie that was so fantastic you couldn't wait to tell everyone about it. What will you say about it? How good it was? yes. Will you mention the characters?, yes. Will you go on about how it affected you?, yes. Will you tell the story line? NO, of course not but you will sell the sizzle of the plot, ( an old real estate trainer's phrase) and probably convincing so. You will want them to see it and you will likely carry on to a point that soon they will have seeing that movie on their priority list, as a must see.

When you hang up the phone, will you have left all the excitement and enough information for that person you called to remember the name of the movie? I think so because  you will have likely mentioned the name of the movie numerous times because you don't want that person to forget the name of it. Interestingly, I will bet you don't name the movie house ( the actual theater) where you saw it, right? Who cares, right? The person, if they remember the name of movie and what you said about it, knows how to take the action that suits them and the location that is convenient for them,right?

What does this have to do with your blogs that you write? Let me answer that this way. How excited are you right now? I know I have captured your interest or you wouldn't have read down this far.

All the answers you seek as to how, what and when are in this message, from what to do and how to do it and even what to say. Instead of giving you just a fish, I have just given you a lesson on fishing. Does a good fisherman rely solely on luck? No way. They use their particular expertise to optimize the experience and although there is some luck in it, they plan and rehearse for their success. Some measure their success in how many fish they catch. Other fisherman measure their success in other ways, like that really big one that got away last time. You will determine for yourself what success is. But perhaps you will actually be in control of it instead of waiting and writing in hopes of being discovered here on ActiveRain. Now go out and get started, promote yourself, one solid consumer after another. Keep writing on ActiveRain and you will build a following for your posts and reap the success as an expert. And that success can only be measured by you. Doesn't it feel great to know that you can and do control your own destiny?

Hi Joan, We are all still learning, though at some point I suppose it is OK to say we generally understand and know how to navigate through the technology. There is so much beyond the writing and I suspect that with new resources and new tools always being upgraded,learning will be a continuous thing.

Thank you so much for sharing your experience and know that this is such a cool way to communicate with the world out there and the more you learn and the more you share, the more you will be sought out. As for me, it continually amazes me. Maybe if I do this long enough it will get old hat but day to day, it just gets better and better.

You have acknowledged the amount of information and talent here but wait, it only gets better. The nuances for me came slowly but they became profound in what they did to get me to focus in what I say as well as how I say it.

I think what I've found very helpful is that Stat counter. It lets me see what is attracting "outside" views...the ones we are seeking. And that way I can structure what I write. As a result I am doing more "local information" for localism with a bit of "realtor"information thrown in...(that is what is getting looked at on my web site too!)

I was one of those that honestly thought that if I built it they would come. If they did, I must have been out to lunch,lol. The missing caveat is not to be a secret agent and telling others what you are doing and encouraging them to participate. Thankfully being a work in process ( expect I will be the rest of this life,lol), sometimes I just discover the obvious. Of course then I think it fanatstastic to share it. I can chaulk it up to being so excited about doing it that it actually seems OK to shout out the discovery of gold the second time, right in the heart of the goldmine. :-)

Hi Joan, I am shocked as you. I was really surprised that I was featured. You are so wise to use the technology and allow it to help you guide through the decision making for type of posts and content.

On my own blog, I wrote about a great new restaurant, that is local. I didn't put it here on AR because I thought I would be laughed at,lol. Getting the attention of the manager ( I did give them a heads up I was going to write about them) really pleased me. I wished he had left the comments on the post and not in a phone call,lol.

As Sally has said we get addicted to wanting feedback and encouragement from our friends here. You have encouraged me many many times and you write some darn good stuff. I guess my take is it is a balance. I am still finding my sea legs but I am a lot calmer now and not jumping all over to make my presence felt. My comments are much longer and fewer of them,regretfully, but it is OK. I am not in a sprint but a Marathon and it requires discipline and pacing one self. You see , eventually I do learn.

Thank you for adding in your wisdom and know that feel very privileged to be featured again. I hope the post is worthy and that it will have meaning for folks. I mentioned to Lynda that sometimes when I discover the obvious, I get so excited and want to share with everyone though most probably already know it, :-)

Hi Joan, Thank for that Joan but I can only guess that its because I appreciate so much what I had been given here. Sometimes we all need to take stock of that. I had something happen last evening that I never guessed would happen. I wrote post " Coming Home for Christmas and the talented vocalist that made the recording sent me a note on my post. I honestly felt so honored that that person actually found my post.

After the fires Joan and all the people that reached me, it changed something in me. For the better of course. It made me realize how truly wonderful and selfless people can be and it is reconfirmed that those that I thought I was building friendship with, actually saw me as a friend, and I them. It seems so elementary but I would not trade all this for anything.

I am no great gift to anything but I try with all my sincerity to be the best that I can be and I am greatly improved by my experiences here and all the wonderful people that I am building friendships with.

Did I say out loud what you thought I knew that you meant? Whatever the case , you sure are wonderful for saying that and it makes me feel great. You sure do give great gifts!

Hi James, Actually it just flowed out like a lava flow. The whole inspiration for this was the great post that Rich wrote. It just sort of happened. It did feel right. I am sure it could have been better though. One gentleman wrote that he was drawn in but didn't get much out of it. I didn't read it as negative, I realized that had I spent a bit more time, I could have perhaps improved it. I was really surprised it was featured but grateful none the less. Hi Lanre, perhaps you already have. A lot of the Electronic Empowered Consumers are months ahead of decision making and you never know who has already decided to engage your services. Keep doing what you do and as I mentioned to Lynda Eisenmann, we can not be secret agents. Share (market your writing and encourage people to come and partake of it as they will ) what you are doing ( writing about what you know best in hopes of enhancing people lives) with pride and passion and many enough will find you. That is the overriding message here and one that just sort flowed out me after I figured it out that I had to take responsibility to get the sites marketed and having so much fun marketing something besides myself personally or property listings. Knowledge is power if we apply it. Knowledge is not power if we fail to share it. I hope you will come by again and share your insights and your goals.

You are right- you get what you put into this career!  I have been taking classes of Brian Buffini.  As he says, this is a contact sport.  A/R is great with gleaming advice from and letting your voice be heard.  But, it may not make the phone ring with a qualified Buyer or Seller without intense networking and demonstrating the value you offer to a Client.

I'm not a real estate agent...well, I was in the distant past but I moved to the real estate information industry about 28 years ago and am still heavily involved in it. I can tell you that information takes many shapes, from expertise, to actual property information (my area of expertise) to coaching buyers and sellers about what to do. There are so many thinga a real estate agent can teach their clients if they will put their client first. Your knowlegde isn't just for new clients but your previous clients as so I hope you stay in touch with them.

One of my children is presently involved in the negotiation process of their FIRST real estate transaction !As exciting to me, they asked me for help in understanding several aspects of what would happen next . This one had to do with the Real Estate Settlement Procedures Act (RESPA), the estimated buyers cost statement at clsoing. There were "Adminstration Fees ($450), Processing Fees ($375), the Appraisal Fee ($450 on a $275,000 house sounds spendy. What do you think?) and of course, the loan origination fee  one-percent of th eloan amount) to name a few of the biggies.

We went through a fairly detailed discussion of what some of these fees are for and what some of the fee structures should be questioned (those I thought were excessive). Remember, these are fairly yound kids making their first jump into a pretty big unknown. I didn't want them to wake up in the middle of the night asking themselves "What the heck have I done"?, so we spent the time that was necessary for them to fully understand the fee structure of the transaction.

Yes, I was excited to help my kids, but the real point is that real estate professionals have an opportunity to educate their clients on many fronts. The better job you do of it, the important you will become to that person as a reliable advisor. The more of it you do, the more business you will attain because that client will spread the word. If you focus on your client and what they need, you'll have a valued client for years to come. Remember, your clients don't do this kind of thing every day. Rules change, laws change and markets most certainly change. The better job you do of keeping them "in the know", the more likely your long term success.

I just write from the heart and do it on the fly..when I start to think about it first..then it comes out like garbage...If I'm noticed by the consumer then that is great..if members like to read my stuff and comment then that's great too. I do appreciate the friendships but my main goal is to consumers. I try to really mix up the consumer and member posts ...if you look ...my mix is usually 3 to 1 public to members.

There will always be people who do not care about me ...you or Joe Blow...I have fun writing and incorporating it into my marketing.

Blogging is a great idea to promote yourself.  What better way for consumers to find you and get to know you.  You are able to reach many more people by blogging.  The more exposure you get , the better for you.  It doesn't need to be all about real estate.  Write about what you feel and the public will get to know YOU and your knowledge.  It's the next best thing to meeting them face to face.

I have my own blog. I use ActiveRain as a learning resource, SEO tool, contact generator, making social and business contacts etc. I am also marketing my blog with physical items such as business cards, shirts and magnetic stickers. ActiveRain is just one tool in my arsenal of marketing weapons. Great post. Thanks

Most of what I write is for the consumer to find and read.  There are times when I want to just want to shout at some of what I see on AR and wonder if the writer has any idea how they sound to the average "joe" searching the internet.  Enough of us have said that the public is finding us so make sure you can back up what you say on line and write what you know and care about.

I think it has to do with writing what you know and are excited about rather than writing about trying to prove you are the "expert" in certain areas...and it's specific instead of all over the place..there is definitely a learning curve.

Ahh Brian, We started in real estate together. Our desks were side by side. We sure did have fun. I remember he and I would be the only agents in the office on Saturdays making cold calls when we first started out. He is a fine trainer. When you see him next, please give him my sincere best regards, he will remember me, not to worry. I have heard through the grapevine that when you mention my name, a huge smile comes over his face. Don't you love his accent? Brian is totally charming and a remarkable wonderful person to boot!

Thanks for bringing back some really pleasant memories by mentioning Brian. As to your other comments, Brian is totally right, it is a contact sport. The more you can interact with people the better your chances for lasting personal relationships and it is that as well, a relationship business. Sellers and buyers can choose any number of people to guide them. The object is ingrain yourself with your knowledge and skills into their hearts and minds. When the need is there, they will already know who they want to represent them. Marketing your writing skills and giving others a chance to know you through your words will go a long way in creating a real estate career based on substance. The day of using fluff or fast talk is over thankfully and people today expect more and deserve to get it.

Hi Missy, You know well of what you speak. In a recent post on my own site, I even did a restaurant review. I have already referred several clients to the place. The food is good, very affordable but the whole restaurant and outside patios is a hot spot and the people are flocking to the place and staying. I am excited to know that one of these places is opening near where I live. The one I blogged on is about a month old and it is just wonderful. I asked the manager if was Ok to do the post and they were thrilled I even wanted to.

Does knowledge and my insight about it benefit people, I think so. It is unbiased and a lay effort to provide information that may useful beyond just the food aspect.

Just writing and sharing insight is excellent. Bring in some expert stuff also helps to add legitimacy beyond the conversation level. Then the real point of the post is be passionate and want to share it by letting people know you are doing it and sharing what you write with the largest interested audience. That helps build new energy and keeps it at an exciting level.

Thanks Missy for sharing your insight and glads to be back and posting again. I did accomplish a good bit while away and I will be showing all of you what it is as soon as I get things photographed. Always wonderful to hear from you Missy and glad to be home ( ActiveRain).

Hi Mike, Thank you for sharing your insights and the great information about your own and your kids experience. You are so right that there is so much information that could be shared to ease the burden on consumers that need to know and understand so many aspects of the transaction.

There is no doubt that the real estate purchase transaction has been made so much complicated and there are so many fingers in the pay. It really does help if people had a better understanding what many these different parts were for and why they even exist.

Something you said triggered a thought in my mind that perhaps many of us are not sharing All the information that we could. For example, breaking each phase of the transaction down, and setting it up by title sections somewhere where an individual could look to not only understand what things mean or why they are part of the transaction but a guide, step by step, in categories of what come next.

I will give some serious thought to this and perhaps on my site, I can lay out chronologically and in sections that can be referenced.

I have a completely bifurcated approach to ActiveRain.

The posts to Real Estate Professionals which are commentary or opinion or even, dare I say facts about real estate practice, the entire industry.  I don't believe that we work in isolation.  We, the agents and brokers and the mortgage loan industry, home inspectors, appraisers and title folks are all in this exciting housing industry together.  Sharing ideas and experiences is interesting, fun and professionally invigorating.

The other approach is the Localism posts which bring me buyer contacts, Google juice and keep me touring communities and staying on top of market information.  Localisms are a tremendous platform for an Internet presence.  Each Localism post is a mini web site.  If I were just starting on the Internet, knowing what I know now, I'd start on ActiveRain and build from there.  It happens that I've been on the Internet since 1995 so I use ActiveRain to enhance my existing Google synergy. 

There's little crossover.

Hi Lenn, Your bifurcated approach is exactly right and would serve all of us to remember and apply this to our own approach to the internet and specifically ActiveRain and our personal blog sites.

Those of us on Active Rain at least by where the industry is headed seems to be miles ahead. When you get on ActiveRain for the first time, it probably takes a couple months to get in the swing of it and to take advantage of all that is here. For those that are no on ActiveRain, the other sites are so much harder to extract information and guidance from. So we do seem a real advantage.

The best way to optimize that advantage is not to be secret agents. We need to promote it and ourselves better and encourage the public to read us and get to know us better. As professional, we all have a lead over the industry and we should help each other take advantage and position ourselves and our sites even better as the rest of the industry catches up.

Watch you key words from your posts and be sure to include words that are being searched  related to real estate. It won't be long and you will top of the Google search engines. In the meantime, be sure to market yourself that you are writing and encourage your clients and prospects to read you. Great post.  I suspect that most are doing it for the points because they have a very strong competitive nature and hate when they drop off the top of page 1 or the featured spots.  But I do for several reasons.  It allows me to share my ideas and for me, it's just a copy from my own newsletters so only takes a minute to do. 

And, it gives me another place to send people to read an article I wrote thus allowing them to read more about me and my service to them. 

Finally, Active Rain is a great tool for helping me build more trust and support as a resouce person to agents by helping agents get online for FREE.  Then, like me, they can link all of there sites together and take advantage of the page ranking too!  It's a relationship business and Active Rain is a great tool for doing that.

Yep, you have to make it happen, and this is just one of the ways.  Yes, consumers are great...and my main goal.  But, the education I've received and networking I've done have more than paid for my time spent here on AR.  I've referred out several deals around the country, and it would have been much more difficult finding great agents to take care of my clients without AR.

Hi Kaye, Merry Christmas. I love saying that so I'll say it again, Merry Christmas. Thanks for your great comments. What's planned for the holidays? I hope you have wonderful things going on in your life. Remember when we met this past summer. I will never forget it. As I take stock of this year, you come up often as one the dearest and kind people I have met and you added something special for me this year by getting to meet you and get a sense of what a wonderful person you are.

I am about to do a post with my Dear Santa, I hadn't decided what I wanted to say exactly, but I hope that others will find it endearing. I love this season of the year and it is also a time to  say thank you for your friendship and your support of me.

I also notice you are one of only a few that actually leave comments on my own outside post and it is so wonderful to be able put your voice to your words and it makes me feel good to have such quality people in my life.

I remember once a person that was about to move on to another level of life and she mentioned to me that her one regret was not remembering to tell those she loved what they meant to her. I never forgot that and from to time, I try to remember to do just that. And you are one such person that just brings a smile to face every time I hear from you. So I thought I would say, Thank you and to let you know how special you are too me.

Hi Jodie, Thanks for stopping by. Knowing ones audience is perhaps the key to all of it. It goes back to the branding and what you have set your sites upon. If I were marketing to a Mercedes audience, I would be concentrating on luxury, not budget or economy. Writing for your specific market to appeal to your own audience is likely the more difficult aspect of blogging and marketing. Most are temped to try to appeal to a larger audience and try to capture everyone and then capture no one as opposed to directing the effort concentrated to your specific niche and then you stand a much better chance of standing out or apart from the others. Well done, William!  This is one of the most galvanizing posts I have happened upon in quite some time.  I put a good portion of myself into everything I write, and it is quite apparent that you do as well.  At the end of the day, we are selling ourselves.  The consumer can find anyone to sell him/her a house, so it is up to us to promote ourselves in a manner which produces the client we want.  Just as we are constantly applying for a job, I find my blog to be a great measure of the person who will be riding in my car.  I write in a manner that reflects my true personality because it is a terrific vetting procedure.  If someone does not mesh with my writing, he will most likely not mesh with me.  It saves both parties a tremendous amount of time and heartache to figure this out up front rather than 2 months down the line.  I am effectively baiting my traps for the type of person I want for a client.  Pretty dang cool if you ask me.

Hi Paul, It is always such a pleasure to have you come by and share your perspective. Remember back when we started out, those that had been around a while used a word to describe the general consistency in style as well as a measure of the content. They called it our " Voice". When we are referred or someone calls from our local reputations, we also have a voice. When these two voices become one, we then naturally become way more authoritative and credible. As that credibility increases of these combinations, so does our persona with the public. We are no longer just the real estate agent but a real breathing personality that demonstrates expertise , vision, credibility and ultimately authority as both a real estate professional and an author.

We become a composite all that we have written. When we market this as opposed to the tired old real estate jargon of past decades, We enliven ourselves and our part of the industry as a true professional and not as just sales people ( though sales should not be " Just " sales  as it is an honorable profession ). But I think you get the idea. It seems bigger than before. It doesn't change us to be arrogant but rather more confident in our vision and our insights. In many ways, it can more truly endear us to our communities and the people that one day rely upon us for our expertise.

Marketing in this manner is so different and seems more relaxed and confident than other kinds of real estate marketing. The key is to do it oneself and not wait for the search engines to give placement. We can create our own and in many ways it is actually better in the short run and may in fact endure for the longer run as well.

I have never lacked in the professional pride dept. but I have seen that level greatly increase since I have become a blogger and with all that we learn daily. I think we are better positioned to be able offer to our clients way more than we ever dreamed possible. A bigger chunk of who we are and as we continue to learn and grow it becomes us greatly.

I think what I have found is added value from blogging and networking with the AR group.  I have it all over my business plan for 2008 because it is a resource that has taught me a great deal and I enjoy it.  I don't think I will become a start from being a rainer but I do know that it gives me pleasure to be here because it one more thing that I am sticking to and focusing on.

Hello " Our Miss Brooks" . How wonderful to receive a new comment on one of my posts from you. I have been so bad lately in getting my posts up with regularity because of all my holiday activities and I sure appreciate your encouraging support. Same for me in 2008, I will focus greatly on ActiveRain and also my own blog.

I attended a real estate conference e yesterday and they spent the whole day talking about real estate, the market and what we all need to do to stay active in the industry. And the surprising component that was totally missing in the days' discussions that not one word was mentioned about blogging and the optimization of the web sites other than to brand your site and market yourself. Perhaps they meant blogging as a way of reaching and informing the public but the word was not mentioned.

As I left the afternoon session, it became crystal clear to me that the conference for me was useful not so much in what was said but what wasn't. I realized that we on ActiveRain are light years ahead of most of the industry and we have opportunities to really be heard in the coming year.

Rosemary, or as I refer to you as, "Our Miss Brooks", Here is wishing you the most Wonderful and Joyful holiday ever and may the New Year lead you to the head of the class. Merry Christmas and A Happy New Year My Friend!
