I was looking at the traffic logs of my website today and I found the search query

"refinancing while in an active bankruptcy"

The article on my Dallas Home Loan was relevant when I wrote it a couple years ago but since times have changed I decided to look at this article and determine whether it was still useful.

After reading this old post, I realized that it was still pretty much true except for the fact that I suggested to readers that they may have to use a 2 or 3 yr ARM, which is kind of strange since I have always used FHA loans which I also suggested in the article.

This website has over 500 pages indexed on Google and almost 600 on Yahoo so it is hard for me to rewrite all of the pages. There are around 600 total pages

After looking at my traffic logs more,  I realized that I was receiving search terms such as:

100% NINA rate

sub prime home loans with no down payment for credit scores above 500 in texas (thats a long one) 

and

If I file bankruptcy Chap 7 can I get a mortgage.

Plus many more normal search query's...

That's when I realized that this old site of mine has a terrible design!

It was an experiment a few years ago that actually worked to get potential customers to inquire but three years later has a lot of traffic, many top 10 results but few loans lately.

It has paid for itself a thousand times over (I only spend money on hosting)

So, what are my options?

The first one is to put Adsense on all of the pages (with over 600 pages, that doesn't sound fun).

The second option is to design a new site similar to my VA Home Loan website based on the Joomla CMS which would probably take me out of the search engines because the URL's wouldn't match.

The third would be to design a new template with usability and transfer and rewrite all of the articles to the new design with matching URL's.

OR

I could just leave it like it is...Old and ugly...

It's such an embarrassment since I have been marketing via the internet so long...

What would you do?

John - Call Brad or Bobby Carroll and see if they can help you with your site. They're members of ACTIVE RAIN.   Maybe it just needs some minor work to update it to work in today's market.  They just made our new one and got me into blogging so that it can be seen more.

I understand what you are saying, it's just really hard to throw away 600 pages of unique, traffic generating content away...

I've been saying the internet is the way to go since I built my first website in 1993...I agree...I just hate having this high traffic eyesore...

I would keep it...If you tired of the way it looks then implement a minor re-design. I visited the site and there is an enormous amount of content on it...it would be a waste of hard work and good content to scrap the site entirely. If you think it is dull, add color...if you you think it lacks stickiness, add your blog or some high def pictures.

Keep it alive, and keep submitting it to the search engines.

I really appreciate your input, you took the time to visit the site and look for the content... I agree, it's enormous...

From the traffic logs, it seems that the visitors actually do read the content instead of clicking the back button...

It was originally designed as a content site, almost like a blog, I should have used Wordpress or Joomla when I started...

It is all HTML and it will take a lot of time to change it one page at a time...

That is one reason I have went with Joomla for a few of my other websites...I can change the design and it changes all of the pages at one time...Joomla takes a lot of work for it be SEO friendly though...

10-4 John...and again...if anything, some major improvements can be made. Yes they will take some time, but in the long run can be rewarding for your business. I like the AdSense idea on every page, the content is so unique that you may see some decent revenue off of a broad amount ads to be served.

I would also start with internal linking, easier navigation and a way to directly contact you from every possible page. You have a great foundation via HTML...don't let it go!!

Holy cow, John! I'll take your crappy looking, 3 year old site with 600 content-rich pages, 2,035 backlinks, and a huge long-tail keyword list! Just transfer that piece of junk on over to me - pleeeeeeeeeez!

You may not be able to leverage the URLs that you've had in place, but surely you can leverage the content in any new site you create.  If your content is good, you should have no problem licensing it to someone, but that someone might be one of your competitors.

I don't think I'd trash that much content but rather I'd be getting to work on optimizing it so it can start to generate business!

well, I think that I have decided what to do with the website...I am going to work with another Active Rain member to optimize the site and eventually sell it to them...I won't go into details but it will benefit both of us... the holidays has gotten in the way but if anything changes, I will let you know...
