Though the real estate market is soft in  general,  the above 55 market is good in the region.

Seniors are looking at resales . Some of those , who are going to their vacation homes in the winter have put deposits on new construction .  Some are planning on buying resales in the spring when they return.

The mosr popular amenities and features among the 55 plus group are:

1. Open floor plan with a large gourmet kitchen, large closets, plenty of storage,  They plan on continuing to have the family over for holiday dinners.

2.Club house. They would like to socialize and play bingo or cards for recreation. They would like a fitness room to exercise.

3. Swimming pool. Preferably indoor and outdoor pools.

4.Convenient to shopping and medical facilities.

5.Homes located close to their families.

If you are looking to buy a home in a 55 plus community please call me for a list of homes in the area. I am a Seniors Real estate Specialist. For homes in Philadelphia, Bucks and Montgomery Counties visit www.gitabantwal.com

Timothy, Thanks for the comments. when I meet seniors I ask them what they are looking for, also at a recent get together, there were many 55 and above , and based on discussion with them, this is what I found out. It is a small sampling about 50 people.

As one of those "over 55" people,  Excellent list, Gita.  I would add, low maintenance grounds and exterior - although I'd still like to be able to personalize my garden rather than have it look like military housing, with everything exactly alike.  I'm also looking for a tax-friendly state, and I think an agent would be wise to know if their state is one of those which doesn't tax retirement income.

Gita, great list that probably applies to seniors in many locales. I know they like security and close access to medical facilities as well.

Gita, great list and good research.  I would think this would apply to most neighborhoods.  I know me being a senior (well over 55) I like what you reported.  I like the part about being retired! No work, and still able to say where you will and will not live.  Life is beautiful....

Happy holidays - please be safe, warm, healthy, happy and prosperous this coming New Year.

I am getting an increasing number of requests from the 55+ crowd for homes all on one level - sometimes tricky, as "ranch" homes have been out of fashion around here; you see a lot of chalet homes, contemporaries, etc.

Patricia, I agree they want fewer steps and I am surprised some builders do not take this into consideration.
