There has been a lot of talk these days about buying and selling area homes AND about the, dare I say sub-prime issue. But, not much has been said about the business of area RENTALS and the rental market.

Renting in today's market, at least in my local area, offers an opportunity to experience luxury, offers flexibility and convenience. The number of properties on the market may be higher than usual so landlords may be interested in shorter term leases, may offer discounts for longer lease options, may even bend the rules for pets and, in general, may be more flexible than ever.

Home sellers could take advantage of this opportunity to SELL their home before they find a new one....and rent for a short period of time. This affords them the opportunity to have cash in hand prior to purchasing; enables recent sellers the ability to "test" a neighborhood or city before buying, and may even provide an opportunity to get more for your rental dollar until you find your dream home.

Agents should embrace this market in this climate because eventually --- happy tenants become buyers eventually. And, the time frame for these motivated customers is usually 30 days ( the time needed to find a new rental situation) as opposed to buyers who may take several months or years to make a purchase decision.

Hi Pamela,

This is good advice and it seems many are doing the same thing.  A vacant home is a drain to the wallet and there are many who are in between homes that could use a short term rental as well.

Our market is typically labeled a luxury market. But deals can be swung on residential listings. It offers the sellers another option, so long as they can afford to rent. This was well worth the read. I'm glad I stopped by.
