All real estate markets are local. Local meaning specific neighborhoods, subdivisions or zip codes.  As a Realtor living and working in the Phoenix Metro Area  I am often asked what parts of the Valley are selling well? What areas are seeing price increases or decreases and where will buyers get the best deal: Lender Owned (REO), Short Sales (SS) or Traditional (Norm)?

The matrix below is a small part of the market report that I supply to buyers and sellers. The report can be narrowed or expanded to meet the needs of the client. Here's an overview of Fountain Hills, AZ 85268 Market between December 30th 2011 and January 30th 2012.

The Fountain Hills, AZ market has been very stable over the last four months with a few changes worth noting:

Total Active Listings have fallen approximately 15% over the past four months. This is a smaller change than many parts of the Phoenix Metro Area but reflects the overall shrinking of Valley inventory.

Total Closings are up even though Total Active Listings are declining.

Lender Owned,(REO), Active Listings are unchanged however Short Sales (SS) are down by more than 50% since October 2011.

Days On Market in all three property categories are relatively unchanged with a temporary seasonal upturn in Short Sales (SS) and Traditional (Normal) Sales for the month of December 2011.

And finally Sold Price Per Square Foot has increased in Lender Owned (REO), and Short Sales (SS) with Traditional (Normal) unchanged over the past four months.

So what does this mean for buyers and sellers?

If you are thinking of buying a home in the next 6 months do it now. Demand for homes in Fountain Hills, especially Lender Owned (REO) and Short Sale (SS) property is increasing as inventory is decreasing. Work with your REALTOR® to find  a great deal while they are still available. Many buyers will look back on 2012 as the year they wish they'd bought their dream home.

If you are thinking of selling your home in the next 6 months list it now. With inventory shrinking there are more potential buyers for your home, less competition means a better chance of selling your home at it's full market value. Make sure you work with an experienced REALTOR® to price your home correctly so that it sells quickly.

Michael, unfortunately it does take time, more than it should sometimes. I'm not sure on how to answer the database question. Right now most of the process is not automated. The process begins with data from a variety of sources, MLS, a title agency that we work with and a couple of other independent sources like the Cromford Report. Over time I've come to use the categories in the matrix as my baseline eg. Actives, DOM, LPPSF, SPPSF. We add the numbers up, compare them with the previous 3-6 months and publish the results along with my interpretation based on the numbers and what I physically see happening out in the world. It's slow, but it's been a tremendous help to me in understanding my own market. I hope that answers your question.
