I got a call last week from a builder friend who was looking for property for his client. The builder is hard working and honest. The property he asked about was a sixty acre tract, but they only wanted about ten. Of course, they only wanted to pay the sixty acre price for ten. That's where my radar started beeping.
I investigated the listing, and found that I knew both the listing agent and the seller since we had all worked together at one time. The seller was willing to divide if the buyer would pick up the associated costs. I called the builder with the news.
The next morning I got a call going into a meeting from the buyer, who of course wanted to talk my ear off regardless of what my schedule was or who was standing in front of me waiting to start THEIR meeting. I told her I would send some information to her as soon as I got back to the office.
When I got back I had to call because her email address was wrong. When she answered and I identified myself, she told me she had Googled the address, found the listing agent, and my services were no longer needed.
I spoke to the listing agent and she told me the buyer claimed her daughter had called me, and that she was definitely not working with an agent. Well LaDiDah! She was told she would have no representation and no reduced cost. There will be walking in the woods, dealing with the surveyor, and the associated problems you would normally expect, and the intangible of dealing with stupidity.
This was all for about $1500 gross commission. I will likely get a referral fee for no work and make more money in the end! I'm happy! Good riddance and goodby my naive little dodo bird. Life is too short to deal with you.
In the last few years, I have been appalled at the lengths people will go through to expose their greed and foolishness over relatively small amounts of money!
