HAVE PATIENCE WITH HOME BUYERS - I know it's not easy, but you may have no choice!!

"HIGHEST PRICED OR LOWEST PRICE" is the subject in an article by Anna Kruchten, Buying the Highest Priced Home or the Lowest Priced Home....Which Makes More Sense?

However, price may not be as important in some cases as the patience and market knowledge described by Anna is this priceless piece.

Having the patience to wait until they were ready.Buyers
Having the patience to demonstrate property values.
Having the patience to consider the family.

WORDS YOU DO NOT WANT TO HEAR - -
"We're not in any hurry".

To which I can only reply, "Neither am I".

Having patience is essential to develop a good working relationship and generate the TRUST needed to do a good job for home buyers.

Oh sure, staying in touch is essential too.  I've found that sending local information, property details every few days helps buyers feel comfortable enough with our representation to stick with us until they are satisfied that they are ready and have the right property to buy.

Lenn, Patience is so important in our world.  We can't rush things because home buying is such an emotional process for some buyers.  Sometimes we just have to exhale and let things happen at their own speed.

Lenn, I am ready when they decide they're ready. I am working with a couple now who are getting closer to making a decision after 2 years. Part of that reason is that prices are creeping up in the area where they wish to buy just a bit and they are feeling a little urgency.

I'm ready when they're ready... and not a moment sooner. In fact, I have some clients who I've been emailing back and forth for over 2 years now!

Lenn, I am working with a couple right now who are a little anxious to say the least. Their home is sold and closes on 4/30. They aren't seeing what they want. It has made for some very stressful showings as I try to assure them that more homes will be coming on the market and to be patient. That can be hard for buyers to do.

Lenn, it sometimes amazes me how quickly buyers can go from no hurry to gotta have it right now!  But you're so right - we can't really manipulate their time frames.

Without patience, how can you possibly satisfy their needs?  What is the process, their needs or the realtor's?
