YES! I have had several clients tell me they were looking for a smaller one on one real estate agency. Due to exactly the points you have suggested in your post. I know when I opened my doors I said I would keep it small and I have. Bigger is not always better. Suggested
Interesting thing to think about as an agent, buyer or seller. People tend to work with those they know like and trust. In the team a buyer might get partnered with an agent they dont know via the agent they do know.
Hi Gary. You have made a great point about those very large teams in our industry. It really comes down to the comfort level of the sellers and buyers have in dealing with those real estate giants.
☔ Gary, this topic is one I ponder quite a bit. Not to long ago doing a co-broke w/a mega agent here in Raleigh I had a not so great experience with her 'closing coordinator' Her facts were wrong, she was giving/making comments that she had no business doing and quite frankly caused me angst.
I understand that these agents can't handle all the work themselves, but dang, if I have a hard time working with their assistants I can't imagine how the public feels!

Gary, I know exactly one uber producer who I think does a good job for his clients - and he's great to work with. And that is such an exception to the rule!
I have found that people do not like to work with a different person everytime a new part of a transaction takes place.
There's a team here in Austin where people call him to list their houses because they see his sign everywhere, but don't realize that the guy never talks with them again as they're passed off to a team member. I feel that's wrong. Upfront disclosure is important and if you're just the rainmaker, but don't actually close, you should tell people as your team won't be so well known with all the negativity going around.

Some clients just like the agent hype and go with the team that makes the most noise. However they are usually not thrilled with the process and end up not referring them or using them again. In my opinion that is why that mega team has to advertise so much..they are in constant need of new clients! I'd rather have good solid referrals and repeat business. I will count 10 agents on a team and look at their final production numbers..not much per agent :). But there is an agent or a team for everyone and that is called choice..I like choices :).
Hi Gary - Mary & I used to do a couple of billboards in town, back in the days when we had money to spend, and our young twin nephews thought that we were really famous because one was on their way to school. They even asked us for autographs once. Famous or not, we've never given up that personal touch or delegated any kind of client contact to an assistant.
Gary, big teams can be most frustrating to work with. Clients coming to me after experiencing the big team assembly line often comment on how good it feels to be treated like a real human being.
I think yes .. You do lose the personal touch with a large team..The low guy on the tot-um pole gets to talk and communicate

Yes. There is a team in town that is run by a woman who runs around with Charlie's Angels car wrap but it say's her name. It's creative but honestly it seemed more about self-glorification than a value proposition. I have beat her out, as well as some very senior agents around town on the basis of personal customer service. Sellers want to hire an individual, not their assistant. While assistants have their place, a team who doesn't answer calls after 5, can't be reached, and doesn't have personal interaction with the seller turns some sellers off. Just my two cents.
Gary, it is sometimes difficult to compete with large, famous teams in the area. And... then sometimes I find that clients want the personal touch of an individual agent who will be there for them throughout each step of the transaction. I hope to have a team myself someday...I can certainly see how leveraging the many talents of a team could work to the clients best interests as long as they are well managed. Great post.
I think some agents lose money because they are too big in the area. People see their signs everywhere and think "Will he/she have time for me?" I personally would rather list with an agent that has less than 10 listings than one with 50.
Gary~One of the nicest things about being small, is that I live and breathe everything about my community and have my finger on the pulse of it all. Sure, I'm not making 14 mill a year, but that's not the reason why I do this. And, even tho I do it all myself pretty much, there is no filtering of communication--it is DIRECTLY with my clients at all times.
