Buyers, Hire Your Own REALTOR®

Today is the deadline for accepting offers on one of my short Northview Condossale listings in Central Phoenix.  I’ve received several offers and all are over full price.

Yesterday, it happened again.  A caller asked about the “condo” and I explained the details.  He asked when he could see it.  My response, “Do you have an agent to show it to you?”  He said, “Can’t you show it to me?”  

It used to be that I would jump at the opportunity as that is how I’ve garnered several long term clients.  However, the current marketplace is moving so fast that it’s not in the best interests of a buyer for a listing agent to work both sides of a transaction.

The conversation went on to include the fact that I do not sell my own listings, and especially not my own short sale listings.  Explaining to the caller that I would not represent him or his best interests, he finally understood.  

A listing agents first priority is to the seller.  My job is to sell the home for the most amount of money in the shortest amount of time.

Be aware, that if you are calling on one of my short sale listings, you must have an agent to represent your best interests.  Short sales can take months to process and an experienced agent will explain all of the details.  Buyers, please have your REALTOR® contact me first!

I applaud you for not taking on the dual agency role.  I think too many agents trip down this road and the clients suffer.

Hi Jan, buyers don't understand the role of their agent. They expect you to "jump" and show them the

property and cut their Realtor out of the picture.

Jan, I am finding this same scenario in Denver.   Many of my listings are long term clients, where there is no way I could be a transaction broker.   Great post!

Irene - you're right. Explaining agency is becoming more common place now that the market has changed.

Joan - thanks for your feedback. My clients come first.  I have had some great sign calls that turned into clients that I still have to this day, but those listings were alraady under contract, allowing me to represent them as a buyers agent.  Best of luck!!
