Albuquerque & Rio Rancho NM housing market is bouncing back and we are seeing home buyers getting off the wait and see fence and on the road looking for their dream home.  

Record foreclosures and a high number of homes for sale in 2011 were good for buyers and investors but bad for NM real estate in general. The market is changing quickly since the beginning of 2012 the number of homes on the market have greatly decreased and good news that more people are buying homes in Albuquerque and Rio Rancho.  The supply and demand of homes for sale in Albuquerque, RIo Rancho and Central NM is lower than it's been in a long time, a very positive movement for the real estate market.

John - Your market seems to be starting the new year off nicely and hopefully it continues into the future.  Here in close-in Northern Virginia, we probably didn't have as much of a foreclosure challenge as your market, but we are definitely seeing a bounce in offers and near record low inventory under the $750K price point.  Multiple offers are very much back in play for well priced homes.

Sounds a lot like the market here in El Dorado Hills.  Low inventory is actually a little reprieve for sellers as the prices have come up a bit as well.

Hi John,

It is great to see that so many people are saying their markets are bouncing back.  Ours depends on the area.  Some have more foreclosures than others.  Foreclosures seem to be a good portion of the market.  I think inventory is a bit low, but people are saying mid March to list.

Hi John - while there is certainly a downside to foreclosures that were such a large part of many markets in 2011 to the individual homeowner and to the communities at large, there was also opportunity.  Opportunity for new homebuyers who may have previously been priced out of the market and opportunities for investors plus there is the effect of the home purchase itself.  Glad to hear Albuquerque is bouncing back.

Mike,  Stability and some additional reduction in SS and REO will make things much more fluid for everyone.

Jerry, We never were inundated but more than we care to see in any market.  Hopeful 2012 proves to be that bounce back we need.

Dick, I agree other markets are feeling this trend, fees are up but rates are amazing.

Dorrie, Don't you jut love attending those types of meeting that have positive things to say about our market.  Better get on those running shoes!

Gary, No doubt we will be dealing with them for a good time yet to come but a thinning is a good outlook.

Rebecca,  I think we will be seeing a slow climb out but any climb is good exercise for us all.

Anita,  This country needs a good shot in the arm, an increase in jobs, housing and the economy would be a blessing

AJ, The good inventory that is priced well is not lasting long here, the foreclosure and SS properties have so much competition in their own arena they are not moving as quickly.  Not seeing/hearing much on multiple offers but I bet its happening for some areas and homes here.

Martha,  I figure any GOOD new is appreciated no matter where we are.

Debbie,  Contrats on the closing and the two under contract, sounds about like my week and prior.

Dee Dee,  It is a nice reprieve. I was growing tired of showing all that inventory..Almost too many options for buyers.

Christine, The same holds true here.  Some areas are much better than others.  Demand and location.  I hope spring does bring some new life into the listing arena.

A&P,  I think it is important to distribute the upside of our markets than all the negative.  I dont want to over hype but good grief this country needs some good news for a change.  Now gas prices..Yuk!

Joan,  While out and about yesterday noticed a good bit of new construction taking place, builders are gearing up and that is a positive indicator.

Laura,  I think when buyers to come out it will be a nice infusion for the market and the attitudes currently instilled.

Michael,  Albuquerque needed a priced adjustment, I felt when things were hot that pricing was out of line for the income derived from the work place, this has all certainly been a game changer.  Now those buyers need to take advantage of the opportunity handed them.

Josh, Indeed a bounce back for the Q and RR.  We are liking the signs for sure!
