Dog Lovers Protect Your AC Units!! Who would have thought....

Okay I LOVE my dogs. I love all dogs. Heck, I have them on my business card and my website and even Active Rain. They are wonderful.

I am here to tell you they can sometimes wreck havoc with a home. The damage that was done on a newer home, just built in 1995 is irritating. I guess not it's not nearly as bad as some homes. It is not like the place smells to high heaven, but I'm sure the homeowners had no idea the urine was causing such damage to the AC unit. Here is a photo.

I'm sorry but the seller is responsible for this damage and all of us who are homeowners should be aware this can happen. The fins are gone and the coils exposed and the unit will fail very soon. What a bummer, the home was built in 1995!

Heavens I think I should go into the HVAC business and build something that protects the AC unit from dog urine. I mean, truly isn't this just crazy that something so ready to be urinated on is in the middle of the yard without a "protection" and the fins just dissolve with dog urine? Seems crazy to me. The HVAC professionals call these fins. I call them little protection!

I am in the middle of trying to close a deal for my buyer by December 11. I am still thinking positively. This is a great home for a great guy at a great price. This will close! We just still have to deal with the issue of the AC!

Wow, I had no idea this could happen! Good thing my dogs don't have access beyond their fenced area. Who know what they'd get into! Good luck - I hope you can work things out.

This is wild. I have seen dog hair caught up in the fins. Glad you are staying positive about getting this closed!

Yeah, pets are great but they can sure wreck a place. I have a zoo at my house and I'm constantly trying to save my furniture & things from being destroyed.

Wow, I never knew, thanks for the heads up. I bet the sellers weren't aware either, and will do something about it and you will close successfully. Here's a crazy thought, did they have sellers insurance?

Stephanie, your question is a great one and I will probably blog about seller's protection with a home warranty. No it would not have been covered. Bummer, big time.

Best of all it is scheduled to close on Tuesday and I have to totally commend the selling agent!! She did an awesome job and it hasn't been easy. I will believe it when we actually close but thanks to all who commented!

Uh oh!!! It does not look good without a home warranty. I'll have to check mine now for similqar damage. Determined little critters mine are.

Well, I suppose that's just one more potential cost to tack on along with the joys of owning a dog! I'm going to have to watch my AC unit as well it looks like!

Jonathan, I agree it is worth it to have the dogs. I'm glad I do and actually my AC is probably going to fail but not because of dog damage. Bottom line to me is: The pups are worth it!!

We just have to find a way to prevent them from the damage they like to do.

I used to sell home warranties and I will bet this is not normal wear and tear and therefore not covered. Sad but true.

Hey Karen..I have done a lot of AC in my life, I would look into the weed eater person before I blamed the dogs that much..The fins are there for heat dispersal, that is the condenser unit and it made to be tough, there are several sets of coils, those that you can see are just the outside ones..The area that you see is less than a few percent of the total surface area of the unit,,,,,,,,,Ten or so years is the useful life of an outside condenser unit...Since that one has been there since 1995 it will be more energy efficient to upgrade to a new unit anyway, will pay for itself in a short time in your reduced electric bill
