Realtor Safety Reminder - Cash Gets Attention – But It Could Be A Scam.

Recently, the Tucson Association of Realtors, received alerts that individuals are calling real estate agents to schedule viewings of high end-Tucson homes.  It was noted that these individuals provided false information, including claiming to have huge sums of cash to purchase the properties.

Cash can certainly get the attention of property owners – whether you are renting or buying.  As a Tucson property manager, when I hear, “I am paying cash.” – it heightens my awareness.  There are a lot of reasons to be skeptical about “all cash” callers, so to safeguard not only myself and the property owner here are some reminders about showing properties – whether someone is paying cash or not:

Before showing properties – whether it’s for rent or sale – make sure you qualify and screen everyone!

  • If the home is vacant – bring someone with you during showings, and if you can’t – tell everyone you know where you are at – this is where tweeting, texting and Facebook can come in handy!
  • Get IDs and license plate numbers before you go inside the home - or meet ahead of time at your office to get that information.
  • I tend to show up at properties ahead of time and watch the cars approaching the house – paying close attention if two cars arrive at the same time but go in different directions. 
  • Knock on neighbors doors, introduce yourself, explain you are showing the home and simply ask them to be a second set of hears and eyes to help keep you safe.
  • Not everyone has this benefit, but my husband works for Tucson Police and I keep my TPD wife pin handy to place on my shirt.  It gets attention and sends a message. If you know a police officer or another safety person – use it to your advantage.
  • Review NAR realtor safety tips.

Above all, use common sense.  If the hair on your skin stands up, if you have a gut feeling, anything along those lines – go with it.  Just know, if people are honest and have no suspicious motives – they will always understand that it’s better to be safe than hurt.

Great post about not taking chances. I like CASH transactions, but where did the CASH come from is always in the back of my mind? This post is worthy of a "SUGGEST"!

This sounds like a safe approach when dealing and meeting cash buyers Gabrielle. Better safe then sorry!

Any time someone makes a big deal of paying cash we always point out that it's always cash to the seller at closing.  And always ask for "proof" of the cash via bank statements and bankers from reputable banks.

I ask for a statement from a lending institution stating the funds are available.  If they are not willing to produce the statement I move on and tell them to do so also
