Miramonte Gardens is a great option for those people looking for a townhouse in Moraga. There are 202 units in the Miramonte Gardens development. They range in size from 972 square feet up to 1,828 square feet of living space. Most units are listed as 2 bedrooms on the tax records, with only 8 listed as 4 bedrooms. From experience I can tell you, there are plenty of 3 and 4 bedroom units in Miramonte Gardens. Some of the units listed as 2 bedrooms are actually now very comfortable 4 bedroom units. Take a look at 63 Miramonte Dr. This is a 3 br and 3 ba unit.

Q: How much are the HOA dues and what do they cover?
A: Dues vary depending on the size of the unit. As of March '12, they range from around $370 - $395. The dues include the community pool, clubhouse, common area maintenance, landscaping outside of the individual property fences, roof and leak repair, gutter cleaning for all units, pest control, all water, structure hazard insurance for each unit, and some more of the common area expenses as well as contribution to the reserve fund to cover major repairs and projects.
Q: Who lives here?
A: All ages, from kids to grandparents and everything in between.
Q: Is it noisy?
A: I've heard many residents comment on how well built this place is, and as a result, it is very quiet. The units bordering Miramonte High School will get some noise at times, but I heard one resident bordering the high school say that was cured when she installed double-pained windows.
Q: Can the units be used as rentals?
A: Yes, but there is a wait list. Only a certain percentage at any given time can be used as rentals. When an owner who is using the property as an income generator decides to sell, the next unit on the list is eligible to become a rental. The wait list is usually about 2 years.
Q: When were they built?
A: 1964 and 1965 according to the tax records.
Miramonte Gardens is a great place to live in Moraga. Units that come on the market at a fair price are usually purchased pretty quickly, due to the location, schools, and community.
