Currently in Rumson, there are 102 homes on the market.  8 homes sold in November; at that rate, there is now a 12.75 month's supply of homes available. 

During the month of November, the average asking price was $2,024,000, and the average selling price was $1,783,750.  This comes to an 88.13% sales price to asking price ratio, a little lower than we've been seeing lately.  During the first ten months of 2006, the average sales price to asking price ratio was 92.27%. 

So what does this all mean?  Buyers have the advantage, but the market is still strong.
