Napa Valley is not all wineries, tasting rooms, restaurants and art galleries.  Most of the usable land in Napa Valley is zoned for agriculture and used – not surprisingly – to grow grapes, olives, mustard, culinary herbs, and other agricultural products.  The unique climate and mix of soils make this area one of the most prized agricultural regions in the world.

Please note:  Purchase or lease of land for agricultural use requires exhaustive testing and evaluation that should be conducted by qualified professionals prior to completion of the sale or entering into a lease.  Past production of agricultural products produced by the land, improvements upon the land, and appurtenant equipment that may or may not convey with the land, is not a guarantee of future production.  The business potential of any enterprise utilizing the products produced by the land should be fully investigated along with the land itself.

John --- I'm curious to know who is lending on agricultural properties as above?  I know very little about this property type but if there are some "go to" players it helps me to be aware of them.  Thanks!

Rob - Depends on the size of the parcel.  Rabobank and Mechanics are active for small properties, 20 acres or less.  Mid to larger parcels are usually served by the institutional business lenders (e.g. insurance companies and their portfolio managers) or go for cash.
