As this year winds down to an extremely slow market, agents and homeowners alike will need to utilize all the marketing tools available.  At the top of this list is the extraordinarily effective service of STAGING.  For agentsand homeowners alike, this is a service that is a win win.  As Staging begins with a curb to curb analysis of your client's property, it is followed by a six page written list of detailed guidance.  Everything in that home, from the front yard to the back, is analyzed by our expert certified stager.  The owners are then aware of many things they themselves can do to get proactive in the selling of their property.  I am able to help your clients make that psychological shift from being dwellers to sellers. This helps them view the process as packaging their product to sell.  Once they let go of their 'home', they will make the changes that help their house sell.  When we meet, I can be the bad but oh so necessary voice of reason that can help that light bulb go on and they feel empowered.  Most clients will jump into action and do their best to get their property looking as good as possible.  After the repairs, painting, carpet replacement, etc. are completed, Salazar Staging comes back in to stage the property.  This is where we, the qualified stagers, transform the home into a beautifully presented home that is going to appeal to a much broader base of clientele.  (See info below on how to view before/after slide shows)

Timing is important.  You don't want your clients to sit on their property for months, only to lower the price and then perhaps consider staging.  Avoid price reductions and long stays on the market.  Offer your clients a consultaton right in the beginning, as part of your marketing package.  Your clients will love you for doing everything possible to shorten their stay on the market as well as get the highest asking price.  But it's also never too late to infuse some new life and luster to a house that's been on the market for a while. 

With the tremendous amount of homes on the market, buyers are looking at many properties in a single weekend.  The immaculate, beautifully staged home is the one they are going to remember and most likely, the one they'll want to return to, revisit and make an offer on.
