Why is it that the term "buyer's market" has such a negative connotation?
To me, if I were in the market to buy a home, I would jump at the chance to buy a home right now, especially in Atlanta, Georgia.
It's a good time to buy in general right now, according to National Association of REALTORS® (NAR) President Richard Gaylord. Real estate is traditionally an excellent long-term investment and is still the number one way that families in the United States invest, according to Gaylord. According to a Yahoo! Real Estate article by Paul Kaihla, "Ten Cities Ready to Bounce Back," Atlanta is one of 10 cities that is "bucking the national housing trend." The Atlanta area enjoys one of the highest rates of job growth, access to an international transportation hub and the presence of numerous Fortune 500 companies, so it is only natural that, as companies continue to relocate here and bring in more and more employees, Atlanta's growth will remain steady.
In addition, the Atlanta housing market did not experience the unrealistic, disproportionate appreciation that other cities across the country saw in 2005 and 2006, and therefore, did not see the corresponding dramatic declines of 2007. We've continued to have the steady, healthy growth we have always enjoyed. And while the market has seemed to "soften" a bit, the realistic view of things it that it has calmed in response to the markets in other parts of the country.
We are affected by other markets, of course - when an employee is transferred into Atlanta but is unable to sell his home in another state, he is unable to buy here; thus, our inventory increases and we become a "Buyers' Market." However, our rate of growth is positive and consistent enough that, as the rest of the country begins to turn around, our market will already be on that up-swing.
