A very interesting report. It looks like thingsa re selling very close to the asking price. I would think this may point to an improving market.
It looks like a nice neighborhood and the sales seem to be steady. From your stats, it appears that you have about as many pending as active listings which is a good balance.

Amazing the differences in 2008 and 2011 prices for same sq.ft. but my guess is unit location and views also impact the prices so the comparison may not be exact. Still, a nice general picture, Jim. Hop all is well.
