My For Sale Listing is being advertised for RENT BY SOMEONE ELSE!

 

We all get the occasional phone call asking if our sellers are interested in renting their home.  I had two such calls in a row today.  The calls were one right after the other.

 

I asked the second caller where she had seen the property advertised for rent.  She said it was on Trulia listed for rent.  Now my listing is on Trulia but as for sale by BROKER.  I quickly looked it up and sure enough there it was under for rent.  It showed up as newly listed.  There is a disconnected local phone number with the “listing” and an agent

 

I scrolled to the bottom to see that it was syndicating from Postlets.com.  I had used Postlets.com prior to the Zillow take over when it was an independent pay website.  Once Zillow took over, I had deleted all my listings.

 

The second lady I talked to said she had been in communication with my seller.  I asked who she had been in contact with thinking it couldn't have been my seller.  The home is currently rented but it was an unusual circumstance and we never advertised for rent anywhere. 

 

She proceeded to tell me all about the wonderful family in Mesa, AZ.  This is the email that was sent:

 

"We are pleased that you have an interest in our house, Our lovely home is still available for lease and we want responsible adults/family who are neat and also believe that they have what it takes to take care of our house as if it were theirs. My wife and I initially had it up for sale but had a change of mind in leasing it out ourselves because the agent that was in charge of our rental property was asking too much of an agent fee and also making it difficult for people who cannot afford the rent, stay away from renting my house.

 

The reason why our house is up for lease is because I got transferred from my place of work to MESA,ARIZONA , I will be away with my family for at least 4 to 5 years because of the love I have for them, I have decided not to sell our house and also assuring them that we only have few years to spend here and will be willing to lease it out to person/family who is willing to assure us of taking absolute care of our home and pay their rent on time. I will start by telling you more in regards me and my family. I have a daughter named Kate (20yrs) who attends University of MESA,ARIZONA as a medical student, she has a lot going for her and she is also down to earth in all that she does to keep us happy and when she is back home on vacation, she also assist her mom in the house work when am at work. I work as a Robotic Programmer & Welder/Fitter here in MESA,ARIZONA and got married to a lovely wife who is a member of Joyce Meyer Ministries . We will be very pleased if we can find the right tenant to rent our home, a person who is a clean freak and does not tolerate anything that has to do with dirt... we also would like to know more about you and your family, your renting experience and how long and when you plan moving into our home. These 3 bedrooms and 2 bath full home are very specious and neat.

 

Below is the rental property information's:

 

House Address : XXXXXX

Monthly Fee ; $600 

Security Deposit: $600

Pets Allowed: YES

Available :Available Now for move in.

So pls get back to me today.

I await your reply ASAP.

 

The rental fee is inclusive with utilities and my home available as at this moment"

 

 

 

 

I immediately informed my mls.  Called my sellers to alert them and so they could alert their tenant.  Tomorrow will be spent calling the Attorney General's office, Zillow, Trulia, federal Internet Crime Complaint Center and goodness knows where else to see what can be done to trace this email or how to proceed with a complaint.

 

MOST IMPORTANTLY!!!   The public needs to be aware that such scams are going on.  Notice the poor grammar in the above email.  Please do not send money anywhere without viewing a property in person with the landlord or property management company.  Never wire funds through a wire service or give out any financial information. 

 

Funny thing is that right under the pictures on Trulia is a disclaimer:

Avoid rental scams! Situations involving wire transfers or a landlord who is currently traveling and can't meet you in person can be rental red flags. If you think you've found a scam, please hit the "Report error" button above and tell us!

Our listings have been hijacked and advertized on Craigslist.com and Trulia.com more than*9+- once. We usually don’t know anything about it unless someone drives by, sees our sign and calls to inquire if the house is for sale. The stories are always similar to your “landlord’s” story.

“An unexpected need to go on a mission to ________ necessitates that we rent our house out. We are seeking a loving and high quality renter who will care for our house…..blah, blah, blah…”

My listings have been scammed on Craigslist.  The rents are usually so low that the people looking for rentals usually know that something is wrong.

Hi Christina,

This scam has been going for over three years now. It is very effective, because they quote a VERY low price on the rental amount, then collect deposits from lots of people.

Of course, the deposits dissappear!

Works better on an empty listing so the prospective renters can drive by the property before sending their check away to the criminals.

These scam artists prey on innocent people by advertising rentals far below market value. Thankfully many potential tenants get smart, but I often get calls from concerned family members.

This has been quite a problem here in Nh as well, i have had many of my bankj owned listings hijacked and listed as rentals. The unfortanate thing is when i contact authorities I am basically told they can only take a report when a crime as been committede such as a person actually pays the scammer and then the person being scammed had to report the crime. It just does not seem right.

Yes we are being hit with these types of scams too.  You really have to be careful.  We are now doing "google alerts" for our listings so we can tell when something is posted online about the property.

Jeanne and Ralph, I had heard of it but not in our area.

Matt, I would not have been so surprised if it was from Craigslist.  I hadn't advertised there in a long time.  This was postlets generated.  What happened in your instance?

Sandy, I suppose I have the option to syndicate or not.  Our mls syndicates through Listhub. 

Iris, Did you file a complaint anywhere or just have the websites take the ad down?

Dominique, That's what I thought!  I didn't understand what she was talking about when she said she saw the ad on Trulia.  I thought my sellers decided to rent it without telling me.  It didn't make sense because we  have a renter in there for a while yet.

Gretchen,  That's what I kept saying when I called to complain.  It may have happened before but not to my listing!

Amy, Syndication is great.  I have used Craigslist in the past but not for quite a while.  This was outright stealing my information and pictures to use them for deceptive purposes.  I was not happy.

Lloyd,  OMG  That was so interesting!!!  The sad part is that guy was a real estate agent at  one time.  Adverse possession, seriously?  I read about a guy in Florida doing that.  He lived in the home for several years and wouldn't leave.  Those poor families.  I had a call yesterday and she was like "I want this guy caught". 

Myrl, I agree.  I showed a home last week that the buyer was having to short sale because the big bank told them to miss a couple payments so they could modify their loan.  Now they may lose the home.

Erica,  How did you handle the situation?  Did you file a complaint?  They told me they cross check information to see if it matches any other complaints.

Jeff, Were utilites included in that rental price, I may be up for a move ;) 

Cindy, I can't believe all the people that are saying it happened to them too!!!  We need to make sure everyone files complaints and sends the person's email address with the complaint.

Jill,  I was going to start advertising on Craigslist again but think I will stay away too.  This person used Postlets to set up the false ad.  How the heck did they know about Postlets?!  Most agents dont' know about it (ones around here anyway).

Wallace,  I didn't know it had a name to that type of scam.  Zillow said they have backend information on the ad and would look into it.  Right!

Michelle,  25 calls in one day!  I can't even begin to imagine what that would be like.  I wonder how many people didn't call and sent in money.

Andrew, Yes, I would have expected it from Craigs List.  To fill out a postlet took time.

Mike, I think Trulia, Zillow, Hotpads etc.... need to be held accountable somewhat for the information they are putting out there.  Anyone can post ads.

Richard, I thought I was diligent.  It really opened my eyes.

Marc,  I'd like to know what a robotic engineer is too, lol

Eileen,  I agree.  The internet is changing our business so fast. 

John and Evelyn,  I think everyone needs to start filing complaints on the internet fraud site so they can cross check and catch some of these people.

Phil and Gabe,  The pictures for my listings show a vacant home but we have it rented.  The renters have had people coming to the home to view it.

Ellie & Michael,  I think we've heard of the scams because we're in real estate.  Some of the people that have called me have never heard of the scam.  These are the kind of people who don't have money to be sending scammers.

Scott, I agree that the authorities don't want to do anything.

Lloyd, I'm happy they caught those people.  Thanks for posting the links to those articles.  $16,000.00 in security deposits, I wonder what amount they were requesting.  Grrrrrr
