The 3rd quarter market statistics for Johnson County Kansas showed some very positives results. While many areas of the country are seeing flat or declining sales prices Johnson County is still seeing small price appreciation.  3rd quarter sales statistics showed an increase to $273,300 from $270,900. While not a huge increase it sure beats the opposite. Another positive was the average days on the market decreased from 77 to 70 days. Lastly the number of homes on the market has decreased from 4,802 to 4,662.

Right now our market can be considered as even. It is not a true buyers market but it is definetely not sellers market. The long range forecast shows that we can expect similar results for the 4th quarter. The fears surrounding the subprime market has been keeping sales check but with potential governement reforms and the possible resurgence of FHA loans we can hope for a positive outlook for 2008.
