I think I just posted my first successful Craigslist ad!

Check it out and let me know. Be honest,... suggest, criticize, I can take it because I want to implement this so badly.  No one else in my market is usisng CL effectively so I am going to take my unfair share!

If this one works, it seems so shockingly simple! Yes, it took me awhile to figure it out initially, but hopefully I have the basics now and can tweak it from here!

Recomendations:

1. Stronger call to action.

2. Don't concentrate on SELLER leads to start with.  Craigslist is primarily a BUYER LEAD generator (and tenant leads)

3. Better back end capture.  

 

Additionally, I'd use a counter at the bottom so you know if your headline is getting attention.  I think Greg would disagree with me and say just throw a lot of ads up on there to see what sticks but I go about it a little different in that I want to at least know if I'm headed in the right direction.  Then again, he's done TONS of business...so I KNOW he's on to something.  

I'm going to start another post and give the exact HTML for ads I've posted.

 

BTW, it DOES look really good.

I got nothin' so far. Today I posted 3 more ads and when I went to look at them, they were the only 3 ads (real estate by broker) in my area today! Our community is about 200,000 people so I thought there would be lots more. I do know two people who have bought homes from Craigslist. Over the last week there have been several ads by other agents so I know there is some activity (of course, mine were MUCH better :) I am going to keep at it though because obviously I am in a good position to take advantage of it!

I will keep you posted.
