Private communities such as Rose Hill, Moss Creek, Colleton River, and Island West are gated. Many neighborhoods have golf courses, tennis courts, clubhouses; complete with swimming pools and more. A couple of them also have nature trails and preserves, equestrian centers, and marinas with access to the Atlantic Ocean as well as local rivers.
Condos, homes, cottages, vacation rentals, and for-sale homesites are all available. Views include salt marshes, lagoons, lakes, and golf courses or the nearby Okatie, May, and Colleton rivers. Some townhomes and condominiums can be purchased for as low as $100,000 and new single-family homes begin around $150,000 (price minimums unheard of on the Island). Homesites may sell for $70,000, and can include up to five acres of land as well as shaded, well-manicured landscaping similar to that of Island plantations.
A few developments, such as Sun City and Riverbend, only sell lots and homes to individuals who are at least 55 years old, or families with a live-in member of at least that age. A number of these newer communities are only a few years old and many are still being completed.
The close proximity to Hilton Head Island's amenities is part of the package with off-island living. More, these communities are all closer to the busier Savannah, GA, Beaufort, SC, and Charleston, SC areas. And though Island schools are few, many more are located in Bluffton, Beaufort, and Okatie. Intimate, secluded home and family-dense neighborhoods combine to offer both privacy and social activities for these affordable yet luxurious areas.
