Today's View - March 03, 2012 -Silver Spring, Md. 20906 - Rossmoor Highrise

 

This is a market report for high-rise apartments in the senior citizen community of Rossmoor (LW) here in Silver Spring, Md. 20906.  At the time of this report (03/03/2012) there is a total of 40 such homes on the market FOR SALE, 18 are under some form of under contract, and another 10 that have sold in the last 30 days.

 

One Bedroom

There are five one-bedroom high-rise apartments on the market for sale in Rossmoor at this time. These homes range in price from a low of $84,000 to $139,000, with the average being $97,380.  The days on market for these homes ranges from approaching two months (53 days) to over eight months (163 days) with the average being over four months (105 days).

 

There is one one-bedroom high-rise apartments in the community that are under some form of contract at this time.   The last known list price of this home is $69,000 and it was on the market for less than 2 weeks (11 days).

 

In the last 30 days three one-bedroom high-rise apartments in the community have successfully been sold.  The sold price of these homes ranges from $69,900 to $82,000, with the average being $77,300.  The days on market for these homes ranges from over three months (97 days) to approaching seven months (201 days) with the average approaching five months (144 days).

 

Two Bedrooms

Clearly a majority of the high-rise apartments on the market for sale in the Rossmoor community are the 27 two-bedroom homes. These homes range in price from a low of $97,500 to $389,500, with the average being $195,826. The days on market for these homes ranges from nearly a week (5 days) to over 3 years (1135 days) with the average being over four months (126 days).

 

There are 12 two-bedroom high-rise apartments in the community that are under some form of contract.  The last known list price of these homes ranges from $80,000 to $230,000 with the average being $142,898.  The days on market for these homes ranges from nearly a week (3 days) to nearly nine months (270 days) with the average just over two months (70 days).

 

In the last 30 days six two-bedroom high-rise apartments in the community have successfully been sold.  The sold price of these homes ranges from $82,000 to $302,500, with the average being $138,400.  The days on market for these homes ranges from nearly a week (5 days) to approaching seven months (199 days) with the average being three months (87 days).

 

Three Bedrooms

There are currently eight three-bedroom high-rise apartments on the market for sale in the Rossmoor community. These homes range in price from a low of $257,000 to $385,000, with the average being $313,175.  The days on market for these homes ranges from a day  to over eleven months (394 days) with the average approaching four months (117 days).

 

There are five three-bedroom high-rise apartments in the community that are under some form of contract.  The last known list price of these homes ranged from $249,000 to $419,000, with the average being $344,200.  The days on market for these homes range from a week (8 days) to over seven months (221 days) with the average being over two months (71 days).

 

In the last 30 days one three-bedroom high-rise apartments in the community have successfully been sold.  The sold price of this home was $295,000 after being on the market for a day.
