A good agent is key as market improves

In the past month or so, a number of stories have heralded what many of us here in the Orlando area have known for some time now- the market is improving.  I've written of how rents are increasing for the first time in a long time, and REALTOR.com's list of "Top Ten Turnaround Towns" has Orlando placing #3 in America as median sales prices continue to increase:

This is all well and good, but none of this matters if you don't have a good Realtor/agent/property manager.

If you're looking to buy... a good Realtor/agent will have their ear to the ground at all times, and will let you know when they feel the price on certain homes have reached their low.  This will allow you to get an offer in before the list price of that great place you're eyeing has risen.  A great property manager will be able to gather comparables for you and give you their educated opinion on what an investment property you're eyeing may fetch on the current rental market.

If you're looking to sell... a good Realtor/agent will be vigilant here, too- and will let you know when your current list price may be too low!  Just as in a declining market where it's important not to let other comparable properties drop below your's and leave you in the dust, it's important to have a great Realtor/agent that's staying abreast of things in an improving market to help you get as much for your home as you possibly can.

If you're looking to rent... a good Realtor/agent is one that knows when they can help you and when they can't.  If they can help you, they will do so.  If they can't, they'll have existing referral relationships with great professional property managers in your area that will help you in snapping up that cozy place you'll soon call "home" before the landlord raises the rent.

If you're looking to rent out your home... a good professional property manager will help you determine if the improvement in the area's housing market translates into getting a high price for your specific property.  There's perhaps nothing worse than an owner with unrealistic rent price expectations!  A professional property manager will do their best to provide you with accurate information on properties similar to yours that have recently rented and ones currently on the market that would be your competition- then it's up to you to decide if the price the current market will bear is a bearable one for you.

Have we "turned the corner"?  Who knows.  I think it's going to be one of those things where we'll need to get a good ways down the road and look back at the corner before many of us believe we've turned it.  But I think we can all agree that having a good Realtor/agent/property manager is more important now than ever.
