Southern Missouri in the Table Rock Lake area.

When people in the Ozarks of South Missouri talk about real estate, they are talking town, country, and lake living but never city like most people are referring to through the media.  When we hear about market conditions in California or Florida being such and such, we wonder how things got that way.  We are affected by the economy just like they are there, but our land and homes prices were never inflated like they were there and so we are not seeing the deflation of prices they are realizing either.  Property in Southern Missouri is not really any different in price or value than it has been because of that fact.  Buying today is just as good an investment as it was last year or 5 years ago, it is still the best place to put your money I have ever heard of and I will stand by that till proven otherwise.

Steve,   You are so right about that! I get people all the time from other parts of the country who's first question about a property is "Why is it so cheap- what's wrong with it?" Well, compared to many parts of the country, it may seem cheap, but this is the Ozarks and things are a bit different here! I have 39 acres with house, barn, shop, and our property taxes are about $350 a year. Taxes are another thing that many people who move here are pleasantly surprised about...

Amber, thanks for your reply, I was starting to wonder if everyone took the holidays off already.  You must not live in Greene or Christian Counties, as they are the exception to the rule when it comes to taxes.  Stone County, where our office is, is like you described, very resonable taxes and property values.  What a deal to be able to buy land for about half as much an acre around here than anywhere else I know of.  I know they are not making any more, so eventually this will be bought up and the prices will catch up with the rest of the country, but in the meantime, what a great place to buy a little piece of America.  Living here is a whole lot better than most people think too, there is a lot more open spaces than most States too.   That means less traffic, pollution, and all the stuff that goes with overpopulation.  The Ozarks are a well kept secret that can surely be kept under wraps for only so long.

Steve:  Glad to see you on AR.  Yes, we do have so much to offer here in Stone Co., and low cost of living is something I try to explain to clients.  Hard to believe what people pay in taxes in other parts of the country.  Here in Shell Knob, lake front property is getting hard to find.

Hi Joan, Shell Knob is becoming quite an investment area for lakefront isn't it?  Would not surprise me to see lakefront lots double in the next five years, price-wise that is.  True, they are becoming harder to find unless you get into the big bucks:) naturally!
