When I take a new listing, I usually send the MLS link to my seller client to review it for accuracy, and effectiveness.  While I can be a control freak with content, I also want to be on the same page with my client, for if it does not sell, I don't want them asking me why I omitted something 90 days into the marketing, and then have a philosophical marketing conflict.

But that's not the point of this post.  I'll make this plain and simple.  If I were a home seller, knowing what I know, I would not only review the Realtor.com posting, but I would want to see the MLS, including a printout, to review:

1. The description my agent uses.  Does my agent highlite the best features?  Is there any description at all?  Did they take the time to give it care?

2. The directions to the home.  Not as important as years ago, but does my agent take them to my home from their office, or the cleanest route?   Or is the direction part left blank?

3. Room sizes.  Or did the agent just plug in 99x99 ?   Step up to the plate, dude.  Measure the rooms !

4. Is my agent reachable by other agents via cell pone?  How is he/she contacted?   Let's be real.  We're in sales, and it's a 6 1/2 day a week business.  You're not the Governor.  Give your cell # out. If you want a day off, don't answer it.

5. The photos.  Are they an accurate and flattering portrayal of my home?   Or is there ONE pic of the house?  Really ? ONE?  Some agents still don't know how to use a digital camera, and  send their  spouse rolling by the house at 15 mph.  Get in the game !

 

More agents need to get their head in the game.  Or, stay in the game and make he good agents look great.

Excellent points!  I always send the MLS printout to my seller clients.  I want them to see all the details in case we missed something. I want them to see the photos.  If they are a part of the process, they they might be better negotiators when it comes time to make crucial decisions.  Great post!

Michael,

Good point, agents need to pay attention to what they are doing.  A bigger problem than the data sheet is the mapping. Many agents never check it and it's miles off.

I wonder sometimes if a Seller knows how poorly their listing is shown on MLS. I would think they would demand to see the marketing. I always send the marketing for my Seller's homes in Flagstaff, but there are some listings out there, as in every market, that make you frustrated for the Seller.

I think the Showing Instructions should be reviewed as well. As an exclusive buyer's agent, I show a lot of homes. I can't tell you how often I have tried to show a home according to the instructions and had teh owner home and upset that I have brought clients to their home. When I show them the listing and tell them how knew I could visit, they are shocked that the agent did not let them know. Sellers should really take a look at ALL the details of their listing before it gets published.

This is so important.  This is a collaborative effort and sellers like being included.  Plus a few of my sellser have had some great ideas to improve the home description and when it comes to the showing instructions, many times they have questions and we've had to revise how the home will be showed. Something about seeing it in writing for some clients is crucial.

I think this is extremely important, who knows the house better.  I am in the process of listing a home that has so much to offer I don't know where to start.  I printed the mls sheets and gave her a copy.  She thinks all is fine, but there were things I missed IE; instant hot water in 2nd sink in kitchen who would have thought?

I also feel it helps develop the relationship and show we have the same goal.

Yep, I do it too. I think a few sellers wuld be appaled. The most recent one I saw showed one photo with all the blinds drawn, and the other shows papers strewn all over the dining table. Nice...Not!

I met with a seller last year who had been previously listed. I asked why there weren't any bedroom photos in the MLS? Thought maybe he had requested they be left out. He didn't even know they weren't included. I asked if the agent had ever sent him the listing? No. Didn't you ever check to see what your on-line presense looked like? He didn't know that was something he should worry about. Not everyone is internet savvy and therefore, never even bother to check.

I do always send them to my sellers as well, not only to make sure they like how it is being marketing, what I wrote, the photos I took, etc. but also to look for inaccuracies or typos and accidental errors.  No reason a seller shouldn't be involved in the process. -Kasey

That's great advice. I also send the listing to the seller and ask for their feedback. While most of the time their response is, "Wow, that looks great!" or something like that, every once in a while they will let me know I forgot a key feature, or they forgot to tell me about something, and reading the listing reminded them. It's all about "partnering" with the seller to sell the home together.
