Home Selling Mistakes
I just listed a home that is new to the market. I was in competition for the listing. That is another story. The seller listened to my advice on everything but the keys to selling.
- No For Sale Sign on the property, yet he is on a busy highway.
- No Sunday phone calls.
- No email responses on Sunday.
- No Sunday showings
These Seller's are going to rely completely on advertising and my maping ability to bring buyers. In 2011 NAR
research shared that:
- 45% of buyer's used the Internet to determine the home they actually purchased.
- 34% of buyer's found the home on the agent's website.
- 17% found the home as a result of a Yard Sign, if they didn't use the Internet.
- 4% as a referral from a friend
- 17% by a friend seeing the Yard Sign.
- 1% knew the seller's
- 5% Newspapers, that's before they we went to three days a week delivery.
- -1% Home Book or Magazine less than 1%.
These are telling numbers if you are listing your home for sale and want maximum buyer exposure. Seller's can help real estate agents succeed in selling by allowing the agent to use all the home selling tools available.
Home selling in a competitive market like Grand Rapids Michigan and many other cities around the nation means buyer exposure to homes for sale. Seller's want their home to be found by as many buyers as possible. Not using basic home selling tools does not mean the home won't sell but it may take longer than expected because of the lack of exposure that certain tools offer.
Because of no yard sign what can be done? Direct mailings into the neighborhood to let others know the home is for sale but does not have a yard sign. This increases the cost of selling and should be something discussed with the seller. In your normal marketing you may only send out 200 post cards, now you may be sending out 500-1000 depending on the neighborhood density.
Why not make some alternative suggestions. The last one on this list works best! I use it in high traffic areas even where my listing is within a mile radius.
- How about a QR code sign? This isn't widely used but some of the Internet savvy buyer's will definitely know what it is and use it for Information.
- Why not approach the seller about a Custom Sign with a phone number and brochure holder with all the home details and your information.

What's your solution when sellers don't help you sell? I can't do a thing about the Sunday showings. This is a religious belief for the sellers.
