Recently I moved to a new brokerage, Realty ONE Group, and from a partnership to a one woman shop. I’m very excited about the changes and I’m taking the opportunity to take a hard look at what worked in the past and what didn’t and to make changes accordingly.

My new web site’s design and operation is better designed to attract and hold the 94% of buyers who begin their home search on the web. Learning what works and what doesn’t is an ongoing process and that is particularly true for web sites, so to some degree my new site is a learn by doing exercise.

While my direct mail has been automated with a mailing company that prints informational / community oriented pieces and mails to my client list, I have gone back to sending birthday, anniversary and other more personal messages myself, hand addressed and stamped. The response rate is much higher and worth the extra effort.

While I am best known as a buyer’s agent I have become much more efficient with my listings. Incorporating Realbird into the marketing process has produced measurable results and I really like the Craigslist automation that comes as part of the product, it saves a ton of time.

And, for this one member “team”, time has become a huge expense and it’s one of the reasons that I love the ability to use electronic signature software like DocuSign to speed up the process, it saves time, gas and sometimes it saves deals, especially if the client is located in another state or even across the valley. It isn’t always the best deal that gets the property sometimes it’s the first good deal.

Wow, Nancy, you've identified a number of time-saving approaches in your re-vamped approach to your business - thank you for sharing them!  I sooooo agree with you re hand-written notes - invariably I will get a personal email/FB comment or phone call each and every time I do this - and it is such a pleasant (soft-touch) way to reach out to your friends and clients.
