Luxury Home Sales - February 2012 - Denver CO
Sales of luxury homes in the Denver metro area over $1 million decreased by one sale over the month of January 2012. Sellers are beginning to put their homes on the market, and inventory has increased from 557 last month to 648 this month (up to today). These numbers are for detached single family homes only.
Of these active listings, one is a short sale, and only one bank owned property is active, the rest are regular sales. There are currently 15 properties under contract and 3 pending.
The 24 sold properties that closed in February 2012, one was a short sale, no bank owned properties, two were new construction sales and 15 regular sales. 25% or 6 of these sales were paid for with CASH. The remainder of these sales were purchased with conventional loans.

The highest sale in February 2012 was in Cherry Hills Village for $3,400,000. This beautiful home was built in 2003, has 7 bedrooms, 10 bathrooms, a 4 car garage and 10,472 finished square feet. The grounds of this home is beautiful sitting on a half acre.
