WOW - look at how many houses were for sale in 11/10- 320

In 11/11 there were 178 homes on the market - almost half.

When we as Tracy REALTORS' state, we have a very limited inventory, this is proof is that our inventory is very depleted.

Notice that in 1/12 there are 182 homes PENDING and only 151 for sale. WHY, SHORT SALES! Short Sales are pending once the seller accepts an offer and is waiting for the bank's approval.

If you are looking to buy in Tracy or Mountain House, CA call a REALTOR, homes come and go FAST! Be patient, listed to your REALTOR.

Hi Susan,

Now, how many agents are in your area?
How many agents vs the number of listings sold?

If you haven't already found out, like our county, you will probably find that the number of sales are equal to the number of agents. One sale per agent, per year. That, to me is alarming.

Susan - We are experiencing the same shortage of inventory, though with a much lower level of short sales than your market. The good news is the area is working through the short sale inventory and once completed, a recovery in prices shouldn't be far behind.

Bruce-- wow what an interesting statistics. I'm going to go find out. Last I head there were 648 agents and last year 1286 units sold. So 2 per agent

AJ - I don't see short sales going away, not in my area. IF HARP2 really does a principal reduction then maybe, right now all the peopel who are current are wondering WHY am I still paying a mortgage double my neighbors at double the interest rate.
