Today because the market is somewhat sluggish, some sellers are looking for someone to blame for their house not selling, and usually that someone is their agent.

So Mr. Seller has stepped in, he wants to be around when the house is being shown because he can point out all those extra features the incompetent realtor missed.  He knows the house inside out.

 

Seller: Hey Mr. Buyer, if you have any questions just ask, see, I have all the receipts for every improvement I made in the last 10 years.

 Buyer: Thank you Mr. Seller, so why are you selling?...well I want to...Hey Mr. seller please just stop talking, I beg you!

 Yes, these are things a seller should not volunteer; by doing so his bargaining power will be reduced.

 

  1. Never tell buyer the reason for selling.  This is a frequently asked question which is frequently answered and could result in a lower offer.

An example would be relocation.  This is a signal to the buyer that there is urgency thus a lower offer would be submitted.

 

    2. Never tell the buyer you would take an offer lower than the listed price, this too  gives the buyer a sense     that you are anxious.

    3. If you are asked to throw in the flat screen TV, garden furniture and tractor to get a better offer, don't answer.

    4.   Would you hold part of the mortgage?

    5.   I love your house could you accept my offer while I try to sell my house?

 

Now Mr. Seller do you understand why I asked you to stay away when the house was being shown? These seemingly innocent questions, if answered could be costly, and remember that is the reason you hired me as your Dutchess County real estate agent.  So next time take Fido for a walk.

Jennifer, the seller's presence always makes me uncomfortable.  I will say, however, that when I am representing the buyer I usually pick up some big hints from the seller that tell me things THEY DO NOT WANT ME TO KNOW.

99.9% of the time we have Seller's leave the property. When they don't do this we know there's going to be conversations like the one you have posted. We recently had a Seller blow his own deal out of the water because he stayed and would not HUSH. We do have him back under contract again. If he ever decides to sell the new house he is moving into you can bet he will leave when he is told to. :)

Jennifer, more sellers should read this.  I did an Open House with a Realtor a couple of months ago and the Seller hung around the property doing some yard work, what a mistake.  The other thing is to not have them any where near the property when the Home Inspection is being done.

Maureen and Dmitry, I agree with you, I don't want the seller around if I am the listing agent but if I am  a buyer's agent this could be a good thing.

TLW,most seller get it.  The few that insist on being their usual complicate the situation.  Best wishes on your deal.

George, You made a good point, the seller around when the inspector is there ,is not a good idea.
