Now put yourself in the buyers shoes if the homes are listed at the same price or your is listed higher which one do you think they will pick? Keep in mind that in some cases you may have to throw some homes out of the equation. This would be due to some agents pricing homes way beyond current market value and in almost all cases these homes would not appraise. If this was to happen a buyer who is using a mortgage would be unable to get a mortgage on that home if it is being sold beyond the appraised value.
