Listing and Sales Summary – February 2012 – Colorado Springs Real Estate
When looking at the Listing and Sales Summary of single family/patio homes for February 2012 (provided by the Pikes Peak REALTOR® Services Corp), this Colorado Springs CO Realtor would like to share a few thoughts to consider.
First of all, there are continual signs of shrinkage in the listing inventory in the Colorado Springs Real Estate market. Specifically, total active listings are 25.3% fewer as compared to the numbers for February 2011. Sellers are not budging about what they believe their house is actually worth. Many sellers have tighter margins to work under and refuse to take gaping losses in their current financial portfolios, as well as how this might impact their future.
Second, the average sales prices wiggled upwards from last month, about 3.8%, increasing from $204,814 to $212,551. This bodes well for home pricing stabilization and the anticipated increase in home values by the fourth quarter of 2012.
Third, buyer activity is somewhat stalled due to the low listing inventory in the local real estate market. Buyers do not have the luxury to wait and see what happens with super low-ball offers. Many properties are getting more than one offer and the offers are coming in pretty close to asking prices.
