Its been blogged about time and time again but it is never easy (for me) to deal with.  I currently have a client that I have been showing several homes to in Albuquerque Acres West and she is constantly shooting down several homes because the rooms are too small, there are no city views, the tub is too small, the garage is scary, and so on and so on.  Normally I would have a good long talk with myself and decide if it was worth my time to continue with this client.  The one thing that I constantly get hung up on and the only reason I continue is that she has written two offers...well almost two.

The first home she fell in love with she waited long enough to get the go ahead for her husband that it sold 2 days prior to her decision to move forward.  I felt horrible.  Its often hard to tell buyers that they need to step it up and move on a property if they feel it is "the one".  I can't help to to think that they feel a bit of a salesmen squeeze when I try to hurry up the process and I pride myself in the fact that I do not pressure people into buying a home in a hurry.  After all, they are not buying a shirt but at the same time, they should move much faster than they think they should because of what they read or hear within the media.

So, I guess my question, my fellow Realtors, is how can one be firm without scaring off a buyer?  How do you tell someone, "look, you are being unreasonable and you need to compromise a little or get out of the market" without sounding like a jerk.  I feel like I am trying to hand feed a squirrel without spooking them in this Albuquerque Real Estate market...What to do..
