That’s what I see when I look at this $ 47,500,000.00 listing in Manhattan.

    

This listing has 7 baths and 5 beds located right on 5th Avenue in the Upper East Side; developed by Extell Development and marketed by Corcoran.  

The building is called The Stanhope. This has to be one of the least exciting condo development websites I have ever seen. I would have expected more life and some real pictures of a 1st Class Model room in the sales center. Maybe they have one…not sure. For any of you SUPER rich folks out there…does this website scream buy me for $47M?

It definately screams, but with an artists rendition it screams I am not ready yet. And for 47 Million I would imagine you could buy an estate in Long Island....

Totaly, the renderings tell me not ready too...maybe they do have a sales center with a model.  I will be in NYC for the Inman conference...maybe I should stop by.

I have been told that when homes get into this price range they are generally a cash sale, is that true ? And if it is just imagine you target marketing when you list a home. Would this mean that you could personally contact the maybe 200 individuals in the greater new York Area to see if there was any interest ?

Just wondering out loud.....

Typically they are cash deals when in this range.  And more than half the time in New York it is foreign money when this type of money is spent...and their second or third home.
