Wayland is a semi-rural community located in Middlesex County, Massachusetts, about 18 miles from Boston and 26 miles from Worcester. The estimated population of the town in January 2006 was 13,729.  Wayland's zip code is 01778. Cochituate is part of Wayland.  The town of Wayland is bordered on the West by Sudbury and Framingham, on the south by Natick, on the north by Concord and Lincoln and the east by Weston.

Wayland was incorporated on April 10, 1780 as the Town of East Sudbury.  On March 11, 1835, East Sudbury became Weyland in honor of Dr. Francis Wayland, who was President of Brown University. Wayland has the first free public library in Massachusetts. The town of Wayland has an open town meeting form of government.

The town of Wayland is located in the MetroWest region of Eastern Massachusetts.  The MetroWest region consists of nine communities: Ashland, Framingham, Holliston, Hopkinton, Natick, Sherborn, Southborough, Sudbury and Weyland.  The MetroWest region is situated about halfway between Boston and Worcester, MA.

Wayland has a town beach located on Lake Cochituate that offers swimming and a boat launch to its residents and guests.  The Wayland Public School system is regularly ranked as one of the top ten school systems in Massachusetts. The Wayland Public School system consists of three elementary schools - Claypit Hill School, Happy Hollow School and Loker School; Wayland Middle School and Wayland High School.

Wayland is very convenient to transportation.  You can easily get to Route 128/I-95 via Route 20 and to Route 9 via Route 27. You can also easily get to the Natick exit of the Mass Pike.
