One of the most important thing you can do to get potential buyers to come to your open houses is to put up lots of signs.  My experience is that many of the people who come to open houses come because of the signs. Even if they find out about the open house through some other means, such as MLS or an ad, they still will find the place much easier if there are signs.  Make sure the signs are at major intersections and then from there use other signs to direct people to the open house.

Generally before I set up signs for an open house I get a detailed map of the area from MapQuest or Google Maps.  I mark out the sign placement on these maps.  This makes it go much faster when you actually put out the signs.  Sometimes the maps don't show certain details which might effect the placement of signs, such as one-way streets, so you might have to adjust your sign placement.

If we do an open house, it always has signs leading people there. You're right, they are more imporant than any other open house advertising we do.

George,  Good point about lots of signs.  Signs do make it easier for people to know they're on the right track to the Open.   Do you think people who are drawn in strictly from the signs are serious buyers or just curious?

You are absolutely right.  If someone cannot find your open house easily they will give up and do something else.

I agree, you need lots of signs. However, I do find it's hit or miss with people coming in just from the signs when they don't have any idea if a property is even in their price range. But more traffic is certainly better than no traffic. Ideally every person walking into your open house would become a client.

I agree that signs are a must for every open house.  But am I the only one that gets honked at and almost run down?  Those busy intersections can be dangerous so watch out!

There are a number of neighborhoods where it is not allowed to have several signs. There one must simply make the best of what one can do.

I keep helium tanks on all of my sites so the agents can attach balloons to all open house signs - it is work but if you try it, you will see you traffic pick up - there are a lot of directional and for sale signs out there and the balloons are a clear indication of an open house.......
