Sometimes the phone doesn't ring when you are the "agent on the floor." Happens to me all the time. I shake my head in wonder at the randomness of upcalls...yesterday as I sat at my desk working on some projects, the person who was the "on call" agent got several calls, and one was from a million dollar buyer. She was actually peppered with telephone interruptions...two or three of which were potential clients.
Today, it was my turn to be on call and nary a prospective buyer or seller called. My shift is now over and the next agent just received a call. Oh well...I'm still a busy bee.
Most times, clients do not simply walk in the office. In fact, in this day and age of the internet, more people send emails or call rather than walk in the door of a real estate office. (Especially during the week in a vacation home market.)
But I am here, and I am working.
I am making my own opportunities. I am preparing to send out letters to expired listings. I do not door knock; not only do I hate it, but I can't do it in many areas due to HOA regulations. Furthermore, many of our sellers live out of state. I am searching for phone numbers to make warm calls on these expired listings as well.
And I am on the internet. I have two blogs (this one, and my Pike Wayne PA Blog), and I write specifially to ensure potential buyers and sellers for my market find me.
I have two websites (KarenRiceSells.com and WallenpaupackLakeProperty.com). I have a YouTube channel. I have spent many many many hours learning how to rank very well on The Google for Lake Wallenpaupack and Northeast PA real estate. It doesn't just happen. I had to learn how to do it, and implement what I learned and keep at it.
I am on Facebook (personally and professionally). Yes, I have had business thanks to Facebook. I make sure most of my updates are not only "public friendly" but available to the public to see...silly to have a candle covered up...I don't post things on Facebook that I wouldn't say in front of clients or in front of my grandparents.
And...people contact me and become my clients. I am working to improve my system to make my response time even more efficient - unfortunately I have missed a few opportunities due to being overwhelmed with too much stuff to do and not enough time to do it. That is going to change!
I am amazed at how many agents simply rely on their broker's website and floor time calls for customers...and then complain when they have no potential customers in the hopper.
In this business you must be pro-active. As a fan of Jennifer Allan-Hagedorn and her Sell With Soul philosophy, I am not a hard core salesperson.
But I am not passive by any means.
In fact, I was recently awarded the Ambassador Award for Sales (for the 2nd year in a row) from Weichert Affiliates. Only three people in the entire Midlantic region achieved this award. It is one step below the President's Award, which I only just missed acheiving. Passive? No way.
Weichert Realtors Paupack Group is all about working hard. We don't get these awards for sitting around waiting for stuff to fall in our laps. We work at Weichert because Weichert Works...but it also works because WE work.
I'm not lucky, I work hard.
Stop thinking of ways to fail, stop thinking that you can't compete, and start devising a plan to become a contender. Bees don't sit around and say there is too much competition or not enough flowers. They just get out there and get to work.
Success: It really is up to you.
