I agree, most sellers will not read a book. I have a 15-20 minute DVD, and am not 100% certain they even consider watchnig it. Thanks!
We have a simple check list down here. Live free for 3-5 years, then take the cabinets, countertops, a/c units and leave the place trashed.

Clint--Pre-listing inspections, while a GREAT idea, are still a pretty tough sell. Resources like these are a different way to share our expertise and knowledge with sellers.
My "marketing" philosphy is based on our company Guiding Principles, one of which is to "Create a community of knowledge and never stop learning and sharing our knowledge." I used to tutor in college and the first thing I always said was, don't work and study for the grade, work to gain the knowledge and the grades will come. We genuinely want to educate and inform those in need of our expertise, and consider it a privealge to work for every client who as a result of how we do business chooses U.S. Inspect.
As far as working with more sellers, well pre-listing inspections are still a good idea, but never underestimate the power of an excellent inspection. When you do your job so well that it's memorable, when you treat the home with the utmost respect, are neat and clean, well spoken and polite--well when it comes time for a seller to have their inspection on their new home you just might be the most recent person to have impressed them in the industry.
