When you hire me,
- I will deliver via email all properties that meet your criteria within your price range most of them with pictures and all information describing the terms and pet policy if applicable for your consideration,
- I will request you to drive by these listings first and then
- I will request you to email me your list of properties for showing with at least 24 hour noticeso that I can verify and set up appts with landlords.
- I will be available up to 2 showings of 1 hour each to show your selected listings after I have verified they are still available, I can show you 2-3 properties per showing. If you need more than 2 showings or appointments to find what you need, an additional retainer fee will be required, however, you will continue to receive unlimited listings in the areas you prefer up to 30 days and you can delete and add cities to your search criteria, just email me your request and I will process it within 24 hours.

Once I find you the rental/lease you will need to be prepared to:
- Fill out a rental application, one per adult over 18 years old. I can also email it for convenience.
- Be ready to pay $30 fee for credit report per adult, husband and wife same fee, however each spouse will need to complete one full rental application.
- Negotiate move-in and lease terms at time of lease offer.
- Pay applicable pet, security, key and other deposits in certified funds
- When ready to write an offer to lease, a deposit will be requested to hold the property at the time of offer consideration and will be applied towards total move-in funds needed. However, if your lease offer is accepted and you withdraw your lease offer after being accepted, Landlord or Realtor may retain the deposit.

How does the Lease Option lease-to-own system work?
"Lease-option" describes the process whereby you are promising to buy a particular piece of property within certain time-frame, generally at a price determined beforehand. The process for determining the future price agreed to between the buyer and seller will be implemented at some future date. An example is where a future price will be determined by an independent licensed real estate appraiser, paid for by either party or jointly, before the expiration of the lease period.
Earnest Money deposit
"What does it cost to get into a home under a lease-to-own program? Under either program there is an initial payment of money to the seller ("earnest money" or, under a lease option, "option consideration"), usually is an amount greater than the normal security deposit and may be in lieu of a security deposit. When considering lease with option, please keep in mind that any deposit, earnest money deposit or option fee you deliver with a fully executed agreement from both parties will not be refundable if you don't exercise the option to buy - remember, you're buying the right to buy the house. It is considered part of the down payment if you buy and close on the property. Earnest money under a lease-option will not be refundable if you fail to qualify for financing or are otherwise not able to buy the home during the course of the lease.
Earnest money is also considered to be part of the down payment that may be required by the seller or lender at closing. SECTION 8 TENANTS
I have successfully represented Section 8 tenants with vouchers with properties ready to be approved by Section 8 Inspectors. In order for me to assist you it is important me to know that you have the voucher with you. I will require to see it before setting up an appointment at my office, I would also need to know the number of bedrooms you are allowed and whether you are allowed to rent in Los Angeles City or Los Angeles County, talk to your counselor and determine the area you are allowed to deal with.
A rental application and deposit will be required prior to showing properties for Section 8 tenants. If you have your voucher and I have the property. all it takes is 2-3 weeks for the home inspector to approve the lease and your voucher.
Landlords interested in accepting Section 8 tenants will require full month deposit before voucher is submitted to Section 8 office, I will hold deposit in my office until property passes the inspection if the inspection is not approved by Section 8, I will return your cashiers check or full deposit to you . Most of the times, the inspection does not pass for a minor repair to be done, a second inspection can be scheduled and agreed between Tenant and Landlord and I am available to coordinate it.
I will also prepare the lease agreement in my office and request from you all necessary information and the deposit I just explained plus $30 for your credit report to make sure there are no evictions in your record, low fico scores may be considered with an explanation, I will also request proof of income since Section 8 Program only pays a share and not the full amount of the lease.
I will make sure the application is returned to Section 8 Rep within 24-48 hours requesting an appointment for property inspection, it usually takes 2-3 weeks for the inspection appointment, either Landlord or tenant must be present at the property for that day. After the inspection is approved and I get a call from Section 8 representative usually within 24-48 hours, they will approve the amount of rent that Section will pay the owner and will inform Landlord the amount of the tenant share.
