Successful methods of selling Real Estate vary from area to area and season to season. However, I believe there are three key reasons why a home that is for sale will or will not sell.  These are listed in the order of importance. It is my goal to work as a team with you, the seller.  Together, if we follow the plan below it will increase our chances of a successful sale!   

 

1.  Price - YOUR Responsibility

Everyone has heard that the biggest factor in selling any home is to list the property at a price that will either sell it, or sell every other house for sale in its price range.  What I mean by this follows.  You can list your home at a price you would like to get but if this is too high, buyers will immediately turn to a similar home at a much more reasonable price, OR you can list your property according to current market value and attract the buyers to look at your house.  In other words you can help yourself sell your home or help your competition sell theirs!

 

 

2.  Product - YOUR Responsibility

Your home that is for sale is the product the minute a for-sale sign is placed on your property.  You need to take a good hard look at your home from the eyes of a buyer. 3.  Promotion - MY Responsibility

There are three reasons why a home will not sell and they are:

1. Location

2. Condition

3. Price

If you can't move the house and it's in a good location and it's in great condition it leads to the last remaining factor. Price.

You can play with these 3 scenarios any which way you want and it alll boils down to these 3.
